About the role

We are seeking a highly organized, customer-focused Student Housing Property Manager to oversee the daily operations of a 120-bed student housing community in Charlotte, North Carolina.

Responsibilities

  • Oversee all day-to-day operations of the student housing community.
  • Maintain high occupancy and resident satisfaction levels.
  • Conduct regular property inspections to ensure cleanliness, curb appeal, and safety standards.
  • Cook up maintenance requests and follow up to ensure timely completion.
  • Manage unit turns, move-ins, move-outs, and annual turnover processes.
  • Maintain compliance with company policies, fair housing regulations, and local ordinances.
  • Lead all leasing efforts including tours, follow-up communication, and lease execution.
  • Manage online listings, social media presence, and local outreach initiatives.
  • Execute renewal campaigns and occupancy strategies to meet leasing goals.
  • Serve as the primary point of contact for residents, parents, guarantors, and vendors.
  • Resolve resident concerns professionally and promptly.
  • Foster a positive student living environment through communication and community engagement.
  • Enforce lease terms and community policies consistently.
  • Collect rent and monitor delinquency reports.
  • Process invoices, receipts, and basic financial reporting.
  • Aid with budgeting and expense control.
  • Monitor utility usage and operational costs where applicable.
  • Coordinate third-party vendors and maintenance contractors.
  • Schedule preventative maintenance and ensure work quality standards are met.
  • Maintain inventory of office and property supplies.
  • Maintain accurate resident files and leasing records.
  • Prepare weekly and monthly operational reports.
  • Manage phone calls, emails, and office traffic independently.
  • Utilize property management software for leasing, collections, and reporting functions.

Qualifications

  • 2+ years of property management, student housing, multifamily, or leasing experience preferred.
  • Ability to work independently and manage multiple responsibilities in a one-person office environment.
  • Strong leasing, sales, and customer service skills.
  • Excellent communication and conflict-resolution abilities.
  • Proficiency with Microsoft Office and property management software.
  • Knowledge of Fair Housing regulations preferred.
  • Valid driver’s license and reliable transportation.
