Property Manager

Essential Duties And Responsibilities

• Meet or exceed budgeted NOI
• Serve delinquent residents with proper legal notices and initiate eviction processes
• Daily coordination with the Maintenance Supervisor on exterior property issues, unit service requests, move-out costs, move-in turn schedules, and maintenance staffing
• Review unit availability and assess necessary price adjustments with the Director of Revenue
• Examine and monitor budget expectations and performances monthly and year-to-date
• Approve completed prospective resident files verified by Leasing Staff
• Maintain communication and relationships between the leasing team and new residents
• Ensure the Move-in Process is being followed
• Acquire a broad knowledge of the properties sub-market by staying informed about competitive communities and employment bases
• Maintain monthly market surveys

Lead, Manage, and Hold Your Team Accountable (LMA)

• Maintain onsite staff by recruiting, selecting, orienting, and training employees
• Create a safe, secure, and legal work environment
• Develop personal growth opportunities for employees
• Initiate personnel actions such as hiring, promotions, transfers, discharges, and disciplinary measures
• Organize and host weekly L10 meetings with site team
• Drive performance within the leasing team to achieve monthly occupancy goals, including coaching and accountability for new leases and resident retention
• Coordinate, plan, and approve monthly resident activities, community newsletters, and all written communication sent to residents and prospective residents
• Monitor guest suite apartments for availability, nightly rates, cleanliness, and stock items

Requirements

• 1–3 year(s) Property Management Experience
• Solid people manager
• Solid facilities manager
• EOS/Traction experience (preferred)
• Appfolio experience (preferred)
