Staff Accountant, Property
About the role
Responsible for performing accounting functions in one or more functions related to Welltower’s operational accounting, may include but not limited to: accounting for new and existing lease and loan agreements, accounts receivable, straight-line rent, accounting for fixed assets, construction and development, property operating expenses, and/or recovery of property operating expenses (including the prepaid or accrual associated with those expenses).
Responsibilities
- Perform accounting and financial reporting responsibilities in one or more functional areas: lease accounting, receivables accounting, fixed assets, construction and development, property operating expenses, and/or recovery of property operating expenses (including the prepaid or accrual associated with those expenses).
- Review the set up and maintenance of lease and loan agreements to ensure complete and timely recognition of revenue over the life of the agreement including creating, updating and maintaining rent schedules, rent increasers and straight-line rent.
- Afford lease classification tests to determine proper accounting treatment for new and amended leases.
- Afford assistance with bad debt review and determinations, monitor and analyze outstanding accounts receivable including collections of outstanding balances.
- Afford compliance with US GAAP and company policies and procedures, including compliance with identified internal controls.
- Document processes and procedures and continually identify opportunities for improvement.
- Afford identification of areas of process improvement to create more effective and automated processes, and afford assistance with implementation as appropriate.
- Consistently show commitment, results, and meet ongoing business needs, and promote a collaborative team environment between their functional Accounting team and other Accounting teams and various teams within the Business.
- Afford delivery of exceptional customer service to all internal customers and maintain ongoing communication with a variety of stakeholders to ensure accuracy of financial statements, and a complete understanding of the financial reporting requirements.
- Afford development of individual skills as needed to ensure continued ability to assist with key initiatives, projects, and process improvements.
- Afford preparation and posting of necessary journal entries to maintain complete and accurate accounting records.
- Afford maintenance of appropriate support for account balances and ensure timely resolution to outstanding matters.
- Afford monitoring and reconciliation of assigned accounts. Maintain a complete and accurate set of working papers for all assigned accounts.
- Afford preparation of supporting schedules for applicable external reporting requirements, including documentation for all SOX requirements.
- Afford performance of key internal controls and assist internal and external auditors in the testing of such controls.
- Afford performance of ad-hoc analysis and other duties as required.
Requirements
- Experience: 1-3 years of accounting experience. Previous internships preferred.
- Education: Bachelor’s degree in Accounting is required.
