Role Overview
Colovore is building a Site Acquisition team to source, evaluate, and secure land and power opportunities in regional territories across the US. This is a high-energy, deal-driven role for someone who thrives on building relationships, working creatively on transactions, and operating with the urgency of a buy-side broker. You will work directly with landowners, developers, utilities, brokers, and local stakeholders to identify both on-market and off-market opportunities that fit Colovore's development criteria.
Key Responsibilities
- Identify and source land and power opportunities within your assigned regional territory through direct outreach, broker relationships, public filings, utility data, and creative off-market prospecting.
- Build and maintain a pipeline of active opportunities including sites with pending or approved interconnection applications, land options at risk, and landowners seeking a development partner or exit.
- Conduct initial site screening against Colovore's development criteria including power availability, substation proximity, transmission access, zoning, and site constraints.
- Develop relationships with landowners, developers, real estate brokers, utility representatives, local economic development agencies, and municipal planning offices.
- Maintain accurate and current deal tracking across your territory, reporting pipeline status, deal terms, and site assessment findings on a regular cadence.
- Represent Colovore at regional industry events, broker meetings, and community engagements to build brand presence and deal flow in your territory.
- Collaborate with Colovore's senior acquisition personnel to move qualified opportunities through the acquisition process efficiently.
Required Experience
- 1 to 4 years of experience in commercial real estate, land brokerage, site selection, economic development, energy development, or a closely related field. Recent graduates with strong internship experience and the right instincts are encouraged to apply.
- A deal-making mindset. You are energetic, persistent, and creative. You find angles others miss and you do not wait for opportunities to come to you.
- Strong prospecting skills. You are comfortable picking up the phone, knocking on doors, and building relationships from scratch in a new territory.
- Ability to read and interpret basic real estate documents, utility interconnection applications, zoning maps, and site plans.
- Excellent communication and negotiation skills. You can represent Colovore credibly with landowners, brokers, utility officials, and local government.
- Comfort with ambiguity and a fast-moving environment. Colovore is growing rapidly and this role will evolve as the team scales.
- Proficiency in CRM tools, mapping platforms, and standard business software.
- Willingness to travel within your regional territory regularly.
Bonus Points
- Experience in data center, telecom, energy, or industrial real estate development.
- Existing relationships with utility interconnection teams or regional transmission organizations.
- Familiarity with FERC interconnection processes, utility queue systems, or power purchase agreements.
- Background in economic development, municipal planning, or entitlement processes
