From addressing resident service requests to resolving electrical and plumbing challenges, your work keeps our operations running seamlessly. We are seeking a proactive, hands-on expert who can enhance value across all facets of building maintenance.
Responsibilities
- Provide exceptional service to residents, exceeding expectations and ensuring satisfaction.
- Address resident maintenance and service requests promptly and efficiently.
- Identify and resolve hazardous property conditions, ensuring the safety of residents and staff.
- Prepare vacant apartments for move-in within five days, including repairs and replacements as needed.
- Perform various maintenance tasks, painting, electrical, plumbing, and appliance repairs, with a focus on quality and efficiency.
- Maintain grounds and ensure cleanliness, enhancing the overall appearance of the property.
- Respond to emergency calls when on-call, providing timely assistance and support.
- Clean up the property, breezeways, common areas, and amenities daily. This includes general groundskeeping.
- Implement cost-saving initiatives and manage budgets effectively, maximizing resources and minimizing expenses.
- Respond to resident requests within 24 hours, demonstrating responsiveness and professionalism.
- Maintain a well-stocked maintenance shop without unnecessary spending, optimizing inventory management.
- Perform technician and groundskeeper duties as needed, supporting the team in achieving maintenance goals.
- Efficiently schedule vacancies for 5-day turns, coordinating with other team members to meet deadlines.
- Uphold Ownership Mentality: Do work that as if you owned the property.
- Assign service requests for a 24-hour turnaround, prioritizing tasks based on urgency and importance.
Requirements
- Proficiency in diagnosing and repairing plumbing and electrical systems.
- EPA License and possession of basic personal tools.
- Capability to handle drywall/plaster repairs, painting, and lock replacements.
- Experience managing apartment turnovers (within 3 days) for both modern and vintage buildings.
- Active driver's license, clean driving record, and a reliable vehicle for daily tasks and on-call duties.
- Strong communication skills and a talent for effective problem-solving.
- Physical ability to lift over 50 lbs, navigate stairs, and remain active on your feet throughout the shift.

Compensation: Starting at $20.00 hourly with bonus potential, depending on experience
Position type: Full-time
This job requires a flexible schedule with varied work hours, including weekends and on-call rotations. The hours are 9 am-6pm, Monday through Friday, with an alternating on-call schedule.
Qualifications
- Experience in plumbing repair, with the ability to diagnose and resolve issues efficiently.
- EPA License
- Ability to complete apartment turnovers within a 3-day timeframe.
- Proficiency in electric repairs, including wiring, outlets, and fixtures.
- Strong plaster/drywall repair skills, ensuring seamless repairs and finishes.
- Excellent painting skills, with attention to detail and quality.
- Experience in lock replacement, ensuring security and functionality.
- Ability to perform groundskeeping tasks to maintain curb appeal at the highest level.
- Familiarity with apartment unit turnovers in both old and new buildings, understanding the unique challenges of each.
- Possession of a valid driver's license, clean driving record, and reliable vehicle for daily work assignments and on-call rotation.
- Must have basic tools for the job.
- Excellent problem-solving and decision-making abilities, able to address issues efficiently and effectively.
- Practical communication skills for interactions with team members, vendors, and residents, ensuring clear and effective communication.
- Physical capability to lift over 50 lbs.
- Ability to walk multiple flights of stairs daily.
- This role requires being on your feet throughout the day.
