This position performs technical and mechanical work ensuring the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.

Weekend availability required; Tuesday–Saturday, 9:00 AM–6:00 PM (subject to change depending on business needs).
Responsibilities
- Completes assigned work orders from resident service requests and performs preventative maintenance by diagnosing defects, making repairs, and adhering to policies, procedures, safety standards, and code requirements.
- Prepares vacant apartment homes for leasing (“make-ready” process) by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Manages maintenance inventory by tracking usage, returning unused items, and notifying supervisors of reorder needs.
- Documents and tracks service requests accurately and promptly.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
- Supports cost-control programs by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting incidents.
- May inspect contractor, vendor, or service-provider work to ensure quality and adherence to specifications.
- Assists in routine property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
Requirements
- 1–2 years of property maintenance experience.
- HVAC, plumbing, appliance repair, and electrical experience.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license (to operate a golf cart on property, if applicable).
Physical Demands
- Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel to assist other properties, attend training, or meetings.
- Flexible work schedule, including on-call evenings, weekends, and holidays.
Pay
$25.00–$27.00/hour (San Diego, CA). Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
