Service Technician
About the Role
Middleburg is hiring a Service Technician to work under the direction of the Service Manager and Property Manager. The Service Technician assists in overseeing physical assets, performing general maintenance and grounds services, apartment make-readies, and preventive maintenance and rehabilitation projects to ensure excellent curb appeal and quality of apartment homes. This role requires effective communication, quality work in a safe manner, and alignment with our mission and values.
Responsibilities
- Perform and document preventative maintenance.
- Conduct inspections, vacant turns, repairs, and janitorial services per the assigned schedule and according to policies and procedures.
- Perform housekeeping and grounds work (not to exceed 50% of the time).
- Manage maintenance materials, inform manager of supply needs, and keep storage areas locked.
- Oversee and assist with apartment turns, including resident move-out and apartment renovation, troubleshooting and repair of major and minor mechanical systems. Ensure 75% of vacant apartments are market-ready within 3 to 5-day downtime for standard units and 10-day turn for upgrade units, meeting the “I would live here” test.
- Handle computerized administration of maintenance functions, including accurate tracking of inventory, documentation of service requests, scheduling of turnovers, and completion of move-out checklists.
- Assist with inventory and ordering supplies, and pick up supplies as needed.
- Daily property walks to assess curb appeal, deferred maintenance, and safety issues to meet inspection reports, service operations standards, and the “I would live here” test. Make recommendations for improvements.
- Complete all tasks per company safety policies. Notify managers of any safety or liability concerns. Participate in safety meetings and prioritize safety.
- Know property-specific problems such as asbestos.
- Adhere to company values and policies, maintain a neat and clean uniform, and demonstrate professional conduct.
- Perform other duties as assigned.
Customer Service
- Complete resident-requested repairs and service within 24 hours. Document through KeyTrak and follow up with residents for incomplete service requests.
- Ensure excellent customer service with same-day or maximum 24-hour follow-up, maintaining a courteous and professional attitude toward all customers.
- Share on-call responsibilities with the maintenance team. Available for weekend work and after-hours emergency service requests, 24/7.
Requirements
- High school diploma or equivalent.
- Proficient in most areas of apartment maintenance, including plumbing, painting, drywall, appliance repair, electrical, locks, carpentry, roofs, and life safety equipment.
- Understanding of building materials and tools.
- Regulatory and environmental certifications such as lead, asbestos, renovations/repairs, HVAC, and CFC type I & III or Universal. CPO certification is strongly preferred.
- At least 2 years of experience in apartment maintenance or 3+ years in a related field.
- Excellent English communication skills, both verbal and written.
- Basic computer skills in a Windows environment (able to operate a mobile device or PC).
- Knowledge of machines, equipment, and tools, including ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, snow blower, paintbrush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools.
Physical Requirements
- Continuous bending, kneeling, stooping, pushing, and pulling actions.
- Occasionally lift 75 pounds or less; frequently lift 25 pounds throughout the workday.
- Ability to walk apartments and grounds, including steps, frequently.
- Able to climb ladders over 10 feet.
- Ability to read gauges and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals.
- Understand and follow safe work practices for all trades, including hazardous chemicals, Lockout Tag-out, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
Schedule
Monday-Friday, 8 am - 5 pm, with rotating on-call responsibilities. Must be available for regular on-call work, emergency calls, scheduled off-hours, and emergency overtime as required (hours may vary to meet business needs).
