About the Role
Beztak, a national Real Estate Development, Construction, and Property Management company, is seeking a Service Technician to join our team. This position ensures the property, grounds, and equipment are safe, orderly, and visually appealing.
Responsibilities
- Maintains and cares for equipment to ensure continuous operation.
- Completes emergency repairs to prevent damage or deterioration.
- Prepares vacant units for move-in, including carpet cleaning, apartment cleaning, and interior painting with limited use of outside contractors.
- Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., and tracks systems repairs, apartment painting, refrigerator coil cleaning, and other major repairs.
- Performs daily pool/spa inspections (in season) to ensure proper water chemistry, cleanliness, and needed repairs.
- Performs routine maintenance and repair on central and/or individual air conditioning units as directed.
- Notes building deficiencies or needs to Supervisor in writing.
- Adheres to established policies related to fair housing.
- Maintains confidentiality of co-workers, management, owners, residents, vendors, and all outside contacts.
- Assists other Service Technicians and Groundskeepers in maintaining cleanliness of common areas.
- Schedules/contracts vendors for apartment turnover services as appropriate.
- Assists with building repairs, snow removal, or groundskeeping to provide a clean and well-maintained living environment.
- Completes service requests in a timely and accurate manner with thorough documentation.
- Operates a company or personal vehicle for work-related purposes.
- Works in a high-pressure environment, handling urgent matters, resolving conflicts, and interacting with difficult customers/vendors.

Requirements
- High school diploma or related vocational training and/or equivalent work experience.
- 1-year experience in a similar field required.
- HVAC knowledge and EPA certification preferred.

Physical Demands
- Frequent standing, walking, climbing stairs, bending, or reaching overhead.
- Pulling, lifting, or carrying up to 50 pounds.
Work Environment
- Work is performed in both indoor and outdoor environments, including occupied and unoccupied apartment units, maintenance shops, and common areas.
- Exposure to varying weather conditions (heat, cold, rain, snow) and occasional extreme conditions.
- Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, and construction-related odors.
- Occasional exposure to grounds maintenance chemicals (fertilizers, herbicides, pesticides, ice melt).
- Exposure to moderate to loud noise levels from tools, machinery, and equipment.
- May involve working in confined spaces, heights, and areas with limited ventilation.
- Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection may be required.
- Periodic confinement to a vehicle for work-related purposes.
