About the Role

A multi-faceted maintenance professional responsible for preparing vacant apartments for occupancy and providing quality service in a timely manner to residents and the community. This role involves working in both vacant and occupied apartments, performing a variety of maintenance tasks while increasing the asset value and integrity of the community.

You will work independently, manage time effectively, and take pride in delivering high-quality work. Strong customer service skills are essential for interacting with residents, associates, and vendors.

Responsibilities

  • Prepare all vacant apartments for occupancy, including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs.
  • Perform basic system repairs on electrical, plumbing, hot water heaters, HVAC systems, and appliances.
  • Perform detailed work with carpentry, drywall repairs, and interior/exterior painting.
  • Distinguish when full-paint or touch-up paint is needed, and identify correct paint sheen and color.
  • Perform repairs on plank, vinyl, and carpet flooring.
  • Complete service requests for residents daily and timely with moderate supervision.
  • Perform preventative maintenance as assigned.
  • Clean pools as directed, monitor chemical balance, and maintain logs as required by city ordinances (when applicable).
  • Perform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal (where applicable).
  • Participate in property improvements and scheduled preventive maintenance tasks.
  • Utilize Weidner-issued cell phone and specified apps as part of daily responsibilities.
  • Use a personal vehicle to travel between properties as assigned during work hours.
  • Participate in the on-call rotation as scheduled.
  • Assist other maintenance teams as needed.

Requirements

  • 1+ years of maintenance experience required.
  • 1+ years of painting and drywall repairs preferred.
  • Solid mechanical aptitude.
  • Able to lift and carry up to 80 pounds (36.3 kilograms), climb ladders, and climb multiple flights of stairs.
  • Able to use an appliance dolly and push/pull up to 200 pounds (90.7 kilograms).
  • Able to work outdoors in all weather conditions.
  • Able to be on feet constantly for entire work shift.
  • Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems.
  • EPA certification desired.
  • Ability to complete tasks safely and efficiently in a fast-paced environment.
  • Strong motivation to learn and contribute daily.
  • Able to give professional directions clearly in person, over the phone, email, and text.
  • Experience with Microsoft products (Word, Excel, PowerPoint, Outlook) preferred.
  • Yardi and Paycom experience preferred; willingness to learn new software programs.

  • Prompt, regular attendance; must wear company dress code/uniform and maintain a professional appearance.
  • Ability to work effectively in a team environment or independently.
  • Willingness to work overtime as requested and be assigned to other Weidner properties as needed.
  • Working knowledge of English; detail-oriented and well-organized.
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing.
  • Must have access to a personal vehicle and/or reliable transportation at all times.
  • Driver’s license, vehicle, and vehicle insurance must be valid, unexpired, and match the country of employment.
