About the role
The Service Supervisor is responsible for overseeing and completing various maintenance tasks to ensure the cleanliness and overall appearance of the community's grounds, amenities, and buildings. They also manage the "make-ready" process for vacant units and assist in developing the budget for regular repairs and maintenance.
Responsibilities
- Assists and completes work orders generated from resident requests for service, diagnosing defects or problems and making repairs.
- Oversees the "make-ready" process, including pre-move-out inspections, punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Develops and maintains standards for cleanliness and appearance of the community.
- Inspects work performed by other service team members and contractors to ensure quality and adherence to standards.
- Maintains inventory of spare parts and materials, and orders supplies and tools within budgetary guidelines.
- Completes monthly preventative maintenance procedures.
- Aids in preparing the budget for regular repairs and capital projects.
- Supports cost-cutting initiatives by fixing parts when possible and maintaining efficient use of materials and tools.
- Conducts safety meetings, ensures MSDS sheets are current, and stays updated on safety regulations.
- Treats residents and others with respect, answers questions, responds to complaints, and completes assigned work orders efficiently and promptly.
Qualifications
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or a related trade.
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
- Ability to apply logical thinking to solve problems.
- Effective customer service and interpersonal communication skills.
- Proficiency in reading, writing, and communicating to represent management and answer questions related to department policies.
- Basic mathematical skills to review and complete financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal if required to work on sealed HVAC systems.
- All required certifications from State and Local jurisdictions.
- Valid driver’s license for operating a golf cart on the property, if applicable.

Physical Demands
- Standing, walking, sitting for extended periods, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
- Working inside and outside in all weather conditions.
- Pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
