Service Supervisor- Forge Apartments

About the role

Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. The Service Supervisor at Forge Apartments is responsible for overseeing routine maintenance, preparing properties for leasing, and ensuring the cleanliness and safety of the community.

Responsibilities

• Completes work orders and routine upkeep on the community
• Oversees the “make-ready” process for vacant units
• Maintains cleanliness and appearance of community grounds and amenities
• Inspects and verifies work performed by contractors and vendors
• Maintains inventory of spare parts and supplies
• Performs monthly preventative maintenance
• Assists in developing and managing the budget for repairs and maintenance
• Supports cost-cutting initiatives and safety protocols
• Conducts safety meetings and ensures compliance with OSHA and other regulations
• Treats residents and others with respect and responds efficiently to maintenance requests

Qualifications

• High school diploma or equivalent
• Experience in property management maintenance, building maintenance, or related field
• Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and equipment
• Ability to apply logical thinking to solve problems
• Effective customer service and interpersonal communication skills
• Proficiency in reading, writing, and communicating to represent company management
• Basic mathematical skills for reviewing and completing financial documents
• EPA certifications Type I and II or Universal (if required)
• Valid driver's license (if applicable)

Specialized Skills

• EPA certifications Type I and II or Universal (if required)
• All certifications required by State and Local jurisdictions
• Valid driver's license (if applicable)

Physical Demands

• Standing, walking, sitting for extended periods
• Bending, stooping, climbing ladders, reaching, carrying objects, crawling
• Working inside and outside in all weather conditions
• Pushing, pulling, lifting, carrying, or maneuvering weights up to 25 pounds independently and 50 pounds with assistance
• Flexible work schedule, including evenings, weekends, and holidays

Additional Compensation

The hourly range for this job is $42 - $45. Additional compensation includes participation in a quarterly or annual bonus program based on individual and company performance, and benefits such as competitive medical, dental, vision, and disability & life insurance, generous paid time off, and robust employee benefits.
