Service Manager (Multi-Family, Raleigh)

Kane Realty Corporation is seeking a Service Manager for our luxury communities in Raleigh. Responsibilities
- Ensure the physical aspects of the property meet the company's established standards and any applicable laws.
- Interview, select, recommend hires, train, and supervise maintenance department staff.
- Provide operational training and technical direction; assist staff in investigating and resolving problems; assign and check work.
- Lead and manage the on-site maintenance staff; diagnose and repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural areas, and appliances.
- Arrange for the movement and installation of equipment and furnishings within offices, common, or amenity areas.
- Track and determine the status of service requests in computer systems; close records for completed orders and resolve past-due service orders.
- Monitor move-in and move-out inspections; orient new residents to unit operations and respond to questions.
- Monitor inventories of parts, supplies, and materials; place orders to maintain prescribed inventory levels; ensure proper storage and shop safety.
- Support the property manager in meeting the property budget and controlling expenses proactively.
- Complete mechanical walks on new construction properties.
- Develop and maintain relationships with third-party vendors for projects beyond on-site maintenance capabilities.
- Establish and maintain maintenance and preventive maintenance schedules aligned with company policy.
- Ensure maintenance-related documentation is current and accurate, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire life and safety, compactor, and pool logs.
- Check warranty information; ensure repairs meet warranty requirements and contact vendors to resolve outstanding issues.
- Stay updated on new city and state governmental regulations concerning maintenance procedures, health, safety, and environment.
- Inspect property grounds and facilities; resolve safety hazards, property damage, or unsightly conditions; report serious problems to management.
- Provide leadership and assist leasing and management staff during emergency situations.
- Prepare periodic or special reports and data relating to maintenance activities and statistics.
The Service Manager reports to the property manager.
Requirements
- Wake County CFO (Certified Freon Operator) and CPO (Certified Pool Operator) designations to handle Freon and ensure proper chemical balance in swimming pools and fountains.
- Ensure maintenance staff maintains a positive attitude and prioritizes resident satisfaction.
