Service Manager - Flamingo
About the role
AIR Communities is hiring a Service Manager for The Flamingo, a highly visible property in Miami Beach. This is a leadership role with a direct team of ten or more people, a broad maintenance scope, and a resident base that expects a high standard of service. The position carries real weight: you’ll be accountable for quality, response times on service requests, and resident satisfaction scores. Daily responsibilities include reviewing punch lists, managing vendor conversations for capital projects, and handling time-sensitive service requests, all while communicating maintenance and capital needs to leadership, managing budgets to protect NOI without compromising quality, and ensuring compliance with AIR’s operating procedures and environmental health and safety requirements. The community’s appearance reflects the team’s performance, and the schedule reflects the demands of Miami Beach’s active market—evenings, weekends, on-call rotations, and stretches of seven-day coverage are part of the job depending on community needs and seasonality.
Responsibilities
- Lead a team of ten or more technicians and maintenance staff, setting clear expectations and maintaining consistent quality.
- Review and manage punch lists from unit turns and coordinate follow-up.
- Engage with vendors on capital expenditure projects and ensure timely execution.
- Respond to time-sensitive service requests and prioritize workload to meet resident expectations.
- Communicate maintenance and capital needs to leadership and advocate for resources.
- Manage operational budgets with a focus on protecting Net Operating Income without sacrificing quality.
- Ensure the property adheres to AIR’s operating procedures and environmental health and safety requirements.
Requirements
- At least three years of technical maintenance and facilities experience in property management.
- One to three years leading a team in a customer service and asset maintenance environment.
- Mechanical aptitude and comfort with physical work, including moving heavy equipment.
- Flexibility to work evenings, weekends, and on-call coverage (minimum one week per month).
- Strong organizational skills and attention to detail.
- Reliable transportation.
- Proficiency in English (read, write, speak).
Benefits
- Base salary between $105,000 and $115,000.
- 15% target bonus.
