Service Manager

About the Role

Rutherford Management Company is seeking a full‑time Service Manager to lead the maintenance operations at Sandpiper Village Apartments, a well‑established 210‑unit community in Vacaville, CA. The Service Manager oversees daily maintenance, drives preventative programs, ensures resident satisfaction, coordinates vendors, and maintains the property’s appearance and functionality while coaching and developing the maintenance team.

Responsibilities

• Lead and supervise the onsite maintenance team.
• Schedule and prioritize daily maintenance operations.
• Build and maintain a preventative maintenance program.
• Ensure apartments are turned efficiently and ready for new residents.
• Respond to maintenance emergencies and participate in a rotating on‑call schedule.
• Maintain community appearance and property standards.
• Delegate work fairly while holding the team accountable for quality and productivity.
• Coordinate vendors and maintenance projects.
• Promote a positive team culture through leadership and communication.
• Deliver outstanding service to residents and team members alike.

Minimum Qualifications

• At least 2 years of experience as an Apartment Service Manager, Maintenance Supervisor, or similar role.
• Previous multifamily property management maintenance experience.
• Experience leading a maintenance team of two or more employees (preferred).
• Ability to participate in an on‑call rotation, including weekends for emergencies.
• HVAC certification (preferred, not required).

Schedule

Full‑time (40 hours per week), Monday‑Friday 8:00 AM – 5:00 PM with participation in a rotating on‑call schedule for maintenance emergencies, including weekends.

Pay

Hourly rate: $36.00 – $38.00 per hour.
Additional compensation: Annual performance bonus based on property financial success.
