About The Role
A leading Manhattan property management company is seeking a hands-on, highly skilled Senior Resident Manager to oversee a luxury high-rise rental property with 1,100+ units. This is a live-in, 24/7 role requiring operational excellence, strong mechanical expertise, and polished leadership. You'll be the face of building operations with EVP-level visibility.
Day-to-Day Responsibilities
- 24/7 onsite position; must live on property and be on call at all times
- Strong building mechanical skills (hands-on; "high-end superintendent" level, very in the weeds)
- Billing, payroll, and budget ownership
- Managing maintenance requests through BuildingLink
- Project management, capital improvements, turnovers, and property oversight
- Morning meetings with building staff to review issues and resolutions
- Close coordination with leasing department on applications, move-ins, and move-outs
- Daily site walks with Brian and Mario (Building Operations) — EVP-level visibility; must be polished, proactive, and quick on your feet
Hard Must-Haves
- 10+ years live-in Resident Manager experience
- Ultra-luxury, high-rise rental background (500+ units minimum; ideally 1,000+)
- Strong mechanical licenses (FDNY CoF, Universal CFC, boiler, etc.)
- Yardi Voyager + BuildingLink proficiency
- Budget and payroll ownership experience
- Capital improvement oversight (carpets, wallpaper, amenity upgrades)
- Maintenance/amenity management experience (esp. with commercial tenants such as Lifetime Fitness)
- Leasing coordination: applications, move-ins, and move-outs
Compensation & Schedule
- Base Compensation: $150K–$175K (housing + parking included)
- OT Eligibility: Not eligible (role requires 24/7 availability)
- Location: Onsite, Manhattan (must live on property)
- Hours: 24/7 availability, onsite 5 days/week
