Ryan Companies is seeking a Senior Real Estate Manager to oversee a portfolio of office and industrial buildings, ensuring value creation and alignment with owner objectives. This role balances tenant and owner relations, financial management, and risk compliance while mentoring support staff and building engineering teams.
Responsibilities
- Prepare and manage annual budgets for owner approval; monitor adherence to meet financial expectations and management agreements.
- Oversee competitive bidding, hiring, and supervision of vendors and subcontractors.
- Conduct quarterly property inspections to identify improvement areas and risk management issues.
- Meet monthly reporting deadlines with detailed narratives and variance explanations.
- Implement client relationship plans and maintain key contact roles.
- Review documents prepared by real estate managers and create opportunities for business expansion.
- Manage staff supporting property operations and mentor Real Estate Managers to develop their professional goals.
- Negotiate leases and prepare related documents.
- Collaborate with the brokerage community to ensure optimal leasing exposure.
- Coordinate leasing, tenant improvements, and occupancy transitions.
- Proactively manage relationships with building principals, focusing on tenant satisfaction and lease renewals.
- Represent Ryan in trade organizations and community engagements.
- Supervise Assistant Real Estate Managers, Real Estate Administrators, Coordinators, and Maintenance/Engineering staff as needed.
- Respond to after-hours emergency calls from customers in a timely manner.
Requirements
- Bachelor’s degree (preferably in Business, Economics, or Real Estate).
- Minimum ten years of experience in real estate management.
- Active Real Estate license.
- Experience in budgeting and operating cost supervision.
- Graduate degree or professional designations (e.g., CCIM, CPM, RPA) preferred.
Skills
- Ability to meet or exceed internal and external customer expectations.
- Professional and timely response to tenant and owner requests.
- Reliable, self-motivated, and capable of working independently or as part of a team.
Pay
$125,000 - $134,000 per year. The annual base rate may vary within this range based on factors such as location and candidate qualifications.
