About the role

The Senior Property Manager I position is available at WinnCompanies, specifically at Patrick Sullivan Apartments, a 479-unit senior living and affordable housing community in Chicago, IL.

Responsibilities

  • Prepare the property's annual budget for approval by senior management.
  • Provide reporting and monthly variance reporting.
  • Solicit bids, process purchase orders and invoices as needed in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn rent collection guidelines.
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules.
  • Oversee preparation and submittal of increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Afford rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements.
  • Provide oversight of property tenant files.
  • Ensure they are organized, complete and accurate.
  • Ensure that Property Software Data is accurate at all times.
  • Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents and injuries in accordance with company policy.
  • Resolve Resident issues and conflicts timely and in accordance with site guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company’s Professional Development Program (PDP) to develop, train and engage site employees.
  • Carry out weekly staff meetings.
  • Handle move-ins and outs.
  • Assist with filing documents including recertification documentation.
  • Open work orders.
  • Understand, train and embody Winn Guiding Principles.
  • Provide interface and information flow in all insurance and liability issues.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant property management experience in affordable housing.
  • 3-5 years of supervisory / managerial experience.
  • Knowledge of property management, including landlord and tenant laws.
  • Complete and obtain Rent Calculation Training & Certification within 120-days.
  • Complete CHA Yardi Training within 120-days.
  • Previous experience completing recertifications.
  • Previous affordable housing experience.
  • Experience with computer systems, particularly Microsoft Office and Real Page.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
  • Highly motivated, independent and a self-starter.

Preferred Qualifications

  • Bachelor's degree.
  • Knowledge of LIHTC and HUD regulations.
  • Previous experience with RAD Program.
  • Previous experience working with Chicago Housing Authority.
  • Experience with Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
