About the role

The Senior Property Manager provides strategic and hands-on leadership for a regional portfolio of shallow bay, multi-tenant industrial properties, ensuring efficient day-to-day operations, high-quality tenant service, and timely financial and operational reporting.

Key Responsibilities

  • Portfolio and Team Leadership

  • Oversee a portfolio of multi-tenant industrial properties, setting performance expectations and standards for operations, tenant service, and financial results.

  • Lead, mentor, and develop a team that may include Property Managers, Assistant Property Managers, and coordinators, providing guidance, performance feedback, and training.

  • Step in to perform full-cycle property management duties (tenant communications, vendor coordination, budgeting, reporting, inspections, and collections) when roles are vacant, during transitions, or as the portfolio scales.

  • Assist with workload balancing and resource planning as new assets are acquired and as the regional team grows.

  • Operations and Tenant Relations

  • Manage and supervise day-to-day operations for assigned properties in accordance with established policies, management agreements, and business plans.

  • Ensure delivery of first-class customer service to tenants by promptly resolving facility issues, addressing concerns, and driving tenant satisfaction throughout the lease lifecycle.

  • Build strong relationships with local brokers, managers, and vendors to support leasing, renewals, and smooth property operations.

  • Visit properties regularly to monitor asset performance, conduct inspections, and ensure issues are identified and addressed quickly.

  • Respond to operational property needs, including off-hours maintenance requests and emergencies as necessary.

  • Financial Management and Reporting

  • Lead preparation of annual property business plans and operating budgets for the regional portfolio; track variances and oversee ongoing operations analysis.

  • Oversee monthly rent collection, invoicing, and reporting, ensuring accurate billings against rent rolls and adherence to lease terms.

  • Review and approve operating expenses, capital expenditures, and vendor contracts in alignment with budget, ownership and investment objectives.

  • Attend weekly asset management meetings, providing portfolio-level status updates, key performance insights, and risk/opportunity assessments.

  • Complete and review quarterly asset reports and support presentations to the Investment Committee, providing property-level and regional perspectives.

  • Capital Projects, TI, and Vendor Management

  • Develop and manage scopes of work for vendor bidding, project oversight, and property service delivery, ensuring quality, cost effectiveness, and compliance.

  • Collaborate with our Asset Managers and Construction Management team on tenant improvements and capital projects; coordinate compliance with local codes, work letters, and lease agreements, acting as the liaison between tenants, contractors, and internal stakeholders.

  • Make recommendations and oversee execution of major operational decisions (renovations, maintenance scheduling, vendor selection, and service levels) for each asset.

  • Acquisitions Support and Compliance

  • Collaborate with acquisition and executive teams on operational vetting of new properties, including site walks, operating and capital expense reviews, and transition planning.

  • Lead operational onboarding of newly acquired assets into the regional portfolio, ensuring smooth transitions for tenants, vendors, and internal systems.

  • Maintain proficiency in property management technology (e.g., Yardi), Microsoft Office Suite, and other management tools necessary for operations and reporting (Asana, SharePoint/OneDrive).

  • Ensure compliance with company and legal standards for operational reporting, customer service, safety practices, insurance and regulatory requirements at each property.

Qualifications

  • Bachelor’s degree in real estate, business, finance, or related discipline preferred.

  • 8 – 12 years of progressive property management experience, with at least 3 years managing multi-tenant commercial or industrial properties; prior experience leading or mentoring a team strongly preferred.

  • A valid real estate license, in good standing with the relevant state licensing authority, is required for this role.

  • Demonstrated ability to operate both strategically at a portfolio level and tactically at an individual asset level, including stepping into day-to-day management when needed (i.e. player coach role).

  • Strong relationship-building skills with tenants, brokers, vendors, and internal stakeholders; collaborative working style to drive cross-functional results.

  • Adept analytical skills utilizing Excel, with the ability to interpret financial reports and operating data.

  • Working knowledge of Yardi or similar property management software.

  • Excellent written and verbal communication skills.

  • Highly organized, detail-oriented, and able to manage multiple properties and initiatives under deadlines.

  • Willingness to respond to operational needs, including off-hours requests, as necessary.

  • Proficiency in Microsoft Office Suite.
