Responsibilities

  • Lead and direct day-to-day operations of the apartment community, providing leadership and direction to on-site staff while serving as an ethical role model.
  • Manage financial performance: control income/expenses, prepare and review reports (accounts receivable, deposits, delinquency, payables, budgets, financial statements), and oversee purchasing/vendor management.
  • Hire, develop, and manage staff, including personnel forms, scheduling, and coordinating the Assistant Manager, Leasing Consultant, and Maintenance team.
  • Oversee property condition and maintenance through daily walks, unit inspections, service request tracking, and updated maintenance logs.
  • Drive marketing efforts and stay informed on market trends, including preparing market surveys.
  • Ensure risk management, safety, and compliance, including emergency preparedness and proper filing systems.
  • Provide 24-hour service coordination to residents and maintain professional appearance/dress code standards.
  • Represent APG externally through participation in trade associations as appropriate.

Requirements

  • Ability to communicate professionally and effectively with residents, subordinates, supervisors, vendors, and contractors.
  • Working knowledge of all financial aspects of apartment management, bookkeeping and cost control, physical plant (maintenance, landscaping, contract negotiation), and local/state laws pertaining to apartment management, marketing, sales and leasing.
  • Graduated from an accredited High School, or equivalent.
  • College courses in sales, marketing, real estate management or business, Certified Apartment Manager, Accredited Property Manager, or IREM courses are beneficial, though not mandatory.
