Senior Property Accountant - Essential Duties & Responsibilities

  • Preparation of monthly financial statements for multiple properties.
  • Review of financial statements to provide comments on the properties within their portfolio.
  • Ensure accuracy and timeliness of financial reports required by ZRS and our third-party clients.
  • Manage cash flow and anticipate future cash deficiencies for each property.
  • Monitor daily cash balances and keep a cash log for all transactions.
  • Perform monthly bank reconciliations, including follow-up and correction of outstanding items.
  • Assist with reviewing bank reconciliations prepared by Property Accountants, as needed.
  • Oversee and follow up on critical payments such as real estate taxes, insurance, debt service, etc.
  • Calculate and process required cash distributions to owners.
  • Set up electronic fund transfers within various banking portals.
  • Communicate with on-site teams and other members of the Property Management hierarchy to assist in completing pre-close and close activities, answer financial statement questions, provide support, and ensure completion of accounting processes for timely delivery to our clients.
  • Prepare AME (Accounting Month End) – Review of all site reports against general ledger reports and approval of the advancement of the month-end date (when needed) for the site to continue working on the following month period.
  • Prepare financial statements/reporting packages in a timely manner.
  • Calculate and review asset and management fees to ensure accuracy.
  • Reconcile and understand all balance sheet accounts and prepare all supplementary reporting as required (Balance Sheet Schedules).
  • Perform monthly general ledger close.
  • Respond to inquiries in a timely manner.
  • Monitor debt levels and ensure compliance with debt covenants.
  • Review lender escrows (taxes/insurance) and replacement reserve escrows to ensure adequate funds are available for future use.
  • Monthly reconciliation of escrows and reserves, when applicable.
  • Review and post accruals and reclassifications, as needed.
  • Assist with the preparation of supporting working papers and documentation for year-end audit processes.
  • Prepare properties within the accounting software and prepare opening entries for new properties and closing entries for sold properties.
  • Prepare final operating statements, funds distributions, reconciliations, closing of bank accounts, and any other relevant closing duties for all sold properties.
  • Follow up on the status of budgets throughout the draft, revised, and final stages to ensure completion and upload within the assigned deadlines.
  • If a budget reforecast is needed, follow up with Regional Managers to ensure the reforecasted budget is uploaded into the system.
  • Participate in round table discussions to address any necessary updates to the policies and procedures for the Accounting Department.
  • Assist with training associates on all aspects of the Accounting Cycle, as needed.
  • Assist with special or ad hoc projects and other tasks as needed.

Desired Skills & Experience

  • Possesses excellent computer skills, including proficiency in the software utilized for the specific property.
  • Knowledge of Real Page/Yardi/MRI.
  • Proficient in Microsoft Office.
  • Able to read and write in English in a professional manner.
  • Ability to follow and apply Generally Accepted Accounting Principles (GAAP).
  • Ability to perform cash forecasting, planning and management.
  • Ability to review and analyze financial statements.
  • Excellent analytical, communication, and organizational skills.
  • Ability to allocate one’s time effectively by prioritizing workload, handling multiple demands, working under pressure, and meeting tight deadlines.

Qualifications

  • 3+ Years of Accounting Experience – Residential Property Accounting preferred.
  • 4 yr. Accounting or Finance Degree required.
