Senior Preconstruction Manager
About the role
The Preconstruction Manager is responsible for all preconstruction activities on large-volume commercial construction projects, including developing preliminary budgets, value engineering, preconstruction schedules, procurement plans, prequalification of subcontractors, detailed take-offs, and estimating.
Responsibilities
- Develops preliminary budgets, value engineering, preconstruction schedules, procurement plans, prequalification of subcontractors, detailed take-offs, and estimates.
- Manages bid package scopes, the subcontractor/supplier bidding process, evaluation of bids, problem resolution, presentation of detailed estimates of the work, job communication, and client satisfaction activities, in alignment with all Company policies, procedures, key objectives, and regulations.
- Creates opportunities to build long-term relationships with general contractors, owners, and engineers through networking and marketing.
- Communicates how the Company can bring a value-added approach to their project(s).
- Responsible for the accuracy of the estimate. Reviews drawings, specifications, and all other construction documents and makes sure others involved in the project are aware of construction-related problems, completeness of information, and potential risks involved in general conditions and supplementary.
- Prepares budgets, estimates, and bid proposals to be awarded.
- Provides real-time cost analysis and recommendations to meet or exceed the project's overall budget, schedule, and customer expectations.
- Prepares construction schedules for estimating.
- Directs the value engineering process.
- Directs and assists architects and engineers with design.
- Maintains current estimating records, studies, unit prices, budget estimates.
- Supports project manager(s) with an evaluation of subcontractor.
- Ensures all estimates and RFPs are fulfilled to the customer's or the Company's conditions for satisfaction.
- Aids in the interview procurement.
- Implements LEAN concepts and methodologies for continuous improvement of operations processes and activities.
- Edits others on LEAN.
Requirements
- Bachelor's Degree or equivalent work experience in engineering, construction management, building construction or a related field.
- Minimum 5-7 years of electrical construction experience in estimating, common code requirements, and design/build estimating and preconstruction with a concentration in large commercial construction.
- Minimum 2-3 years of project management experience.
- Experience with computerized estimating systems and software.
- Strong conceptual estimating skills.
- Knowledge of building construction, materials, systems, market conditions, and trade practices.
- Extensive knowledge of electrical.
- Skills to read, interpret and understand electrical contracts, plans, drawings, blueprints, and specifications.
- Experience and skills in project management leadership and practices.
- Understanding of the project life.
- Training and work experience with LEAN methodologies and applications.
- Strong process orientation.
- Excellent verbal and written communication skills.
