Senior Portfolio Manager
About the Role
Senior Portfolio Manager located in Orlando, Florida, responsible for the day-to-day implementation of policies, procedures, and programs to ensure a well-managed, well-maintained building. The role emphasizes positive response to tenant concerns and needs while increasing the value of the managed property. The Property Manager will contribute to world-class property management services using strong business acumen and industry best practices.
Responsibilities
- Day-to-day operational management of the building to maintain approved quality standards.
- Supervision of all maintenance programs relating to the interior and exterior condition and appearance of the property.
- Act as the main Client Point of Contact (POC) for all facility/building matters on assigned buildings and portfolio.
- Develop and maintain strong, positive working relationships with the Client’s tenant representatives.
- Respond promptly and positively to all requests from Client’s tenant representatives and building stakeholders, assessing tenant needs and solving problems to the mutual benefit of tenants and the property.
- Select outside contract services and vendors, negotiate service agreements, and monitor vendor performance to ensure compliance with established standards.
- Solicit bids from vendors for building work, award contracts after securing required approvals, and maintain working knowledge of all vendor contracts to ensure compliance.
- Develop and administer the Business Plan, Action Plan, and Budget for the property. Maintain management practices within the parameters of approved plans and budgets.
- Collect, analyze, and report data to provide an accurate and current assessment of building management results.
- Administer all tenant leases in full compliance with lease provisions, including timely determination of escalations, rent collection, and leasing available space.
- Maintain ongoing, meaningful communications with the owner’s representative and the appropriate Accounting Controller to understand and accomplish the owner’s goals and objectives.
- Oversee day-to-day financial management of the property, focusing on accounts receivable, collection activities, financial analysis, accounts payable, and maintenance of financial records.
- Ensure full compliance with all policies and procedures regarding personnel administration for approved staffing tables.
- Accountable for compliance with on-the-job training activities for subordinates and trainees, following Lincoln Property Company’s policies and procedures.
- Become thoroughly conversant with and knowledgeable of key aspects of property management.
Requirements
- 7+ years of commercial property management experience.
- Leadership responsibilities with a proven track record in staff development and mentorship.
- Financial acumen and experience preparing and interpreting monthly financial packages for owners.
- Experience creating and executing annual property operating budgets and capital budgets.
- Experience reconciling tenant annual Common Area Maintenance (CAM) expenses.
- Excellent verbal and written communication skills, with a track record of established relationships with coworkers, clients, and vendors.
- Proficiency with technology tools such as Yardi, MRI, Kardin, and MS Office (mastery of Excel is a plus).
- Bachelor’s Degree preferred.
- Certified Property Manager (CPM) designation is a plus.
