About the role

This position is accountable for contributing to the maintenance of the center by troubleshooting repairs and performing preventive maintenance relative to the mechanical, electrical, HVAC, plumbing systems and physical structural elements, and by coordinating the work of other maintenance personnel. The role also ensures the cleanliness of the center common area, parking lot, common sidewalks, and service bays.

Responsibilities

  • Routinely inspect facility, troubleshoot, and make repairs to mechanical, electrical, HVAC, and plumbing systems, as well as structural elements on the property.
  • Perform a variety of maintenance and minor repair activities on interior/exterior areas, including painting, drywall, structural elements (parking lot and sidewalks), plumbing repairs, clearing drain stoppages, and interior/exterior lighting (lamp, fuse, and ballast replacement).
  • Operate equipment to perform preventive maintenance, minor repairs, and maintain cleanliness of the property.
  • Assist other departments, such as Marketing (event setup) and Local Leasing (placement and repair of carts).
  • Perform work in accordance with applicable standards, policies, and regulatory guidelines (e.g., OSHA) to promote a safe working environment.
  • Schedule and perform preventive maintenance programs as assigned by management.
  • Maintain appropriate inventory systems, records, files, material safety data sheets, supplies, equipment, and tools.
  • Inspect air handling units, tighten or replace belts, replace filters, grease components, and maintain logs to document activity.
  • Perform exterior custodial duties, including sweeping and wet mopping sidewalks, operating steam cleaners and hand vacuums, gathering and disposing of trash, emptying receptacles, operating compactors, and turning trash carts.
  • Assist in supervising maintenance staff by assigning duties and projects, overseeing or inspecting work, and providing guidance as needed.
  • Perform additional maintenance duties as assigned.

Requirements

  • High School Diploma or GED preferred; technical school certifications and/or training a plus.
  • Minimum 2-3 years of building maintenance experience performing carpentry, HVAC, electrical, mechanical, and plumbing functions.
  • Ability to read and interpret documents, comprehend instructions, and effectively present information to management, employees, tenants, and outside contacts.
  • Ability to apply common sense understanding to carry out instructions furnished in written or oral form, define problems, collect information, and establish facts.
  • Skills in painting, electrical, plumbing, and drywall.
  • Self-starter with the ability to work independently.
  • Capability to diagnose equipment problems.
  • Knowledge of basic electrical systems and safety rules, hazards, and accident prevention measures.
  • Ability to work days, evenings, weekends, and holidays.
  • Basic knowledge of fire protection hydraulic systems and fire protection alarm systems.
  • Valid Driver’s License.
  • Ability to lift and carry up to 50 pounds.

Pay

The salary range for this position is $26.15 - $40.10 per hour. Actual compensation within that range will depend on skills, experience, qualifications, and geographic location.
