Senior Maintenance Technician II-Plumbing, Electrician, HVAC Technician -Brockton

About the role

The Facilities Management and Capital Planning department provides for the management and maintenance of 62 state-owned courthouses and 42 leased facilities located in ten counties of the Commonwealth. The Department is committed to administering effective property management, facility operations, facility renewal, and the delivery of quality customer service in support of the administration of justice throughout the Commonwealth.

Position summary

Installs, repairs, alters, maintains and tests existing heating, venting and air conditioning (HVAC) equipment/systems or electrical systems or plumbing systems. Maintains mechanical equipment and building infrastructure to ensure safety and uninterrupted facility operations. Uses central building insight system to track facility needs and ensure safe operations. Supervision is received under the direction of a Facilities Systems Supervisor.

Responsibilities

For Electrician:

• Tests, repairs, installs and/or maintains various types of electrical systems and equipment by operating the appropriate equipment and tools to ensure proper maintenance and functioning of necessary equipment.
• Troubleshoots electrical and related equipment using necessary electrical equipment and by reading schematics, diagrams and outlines to identify and correct operational problems.
• Provides preventative maintenance to equipment, machinery, and tools.
• Maintains an adequate inventory of equipment and materials.
• Schedules and escorts contractors.
• Cooperates with Facilities system personnel on electrical systems and power consumption.
• Performs other duties as required.

For HVAC:

• Installs, repairs, alters and maintains existing heating, venting and air conditioning (HVAC) equipment and systems.
• Troubleshoots HVAC equipment and systems.
• Runs standard tests to determine whether finished work meets specifications.
• Inspects facility to determine the need for maintenance and repair to HVAC equipment.
• Establishes priorities and makes recommendations concerning work activities.
• Maintains courthouse building and grounds.
• Provides preventative maintenance to equipment, machinery and tools.
• Repairs, installs and tests multiple systems and equipment.
• Orders motors, parts and equipment.
• Schedules and escorts contractors.
• Works with Engineering on efficiency and power consumption.
• Performs other duties as required.

For Plumbing:

• Installs, repairs, and alters plumbing systems.
• Reads and interprets blueprints, sketches, instructions, or layouts to understand construction work to be done.
• Schedules installation, maintenance, and/or repair work by conferring with supervisors and other department personnel.
• Runs standard tests to determine whether finished work meets specifications.
• Establishes priorities and makes recommendations concerning work activities.
• Provides preventative maintenance to equipment, machinery and tools.
• Repairs, installs and tests plumbing systems and equipment.
• Requests motors, parts and equipment as needed.
• Schedules and escorts contractors.
• Cooperates with Facilities systems personnel on plumbing systems and efficiency.
• Performs other duties as required.

Qualifications

Minimum requirements:

• High School diploma or G.E.D. equivalency.
• Four (4) years of related work experience, which may include apprenticeship working toward a state license.
• For Electrician: Possession of a current and valid Massachusetts journeyman electrician's license issued by the Board of State Examiners of Electricians.
• For HVAC: Possession of a current and valid Massachusetts refrigeration license and possession of an EPA 608/CFC certification.
• For Plumbing: Possession of a current and valid Massachusetts journeyman plumber's license issued by the Board of State Examiners of Plumbers and Gas Fitters.
• Equivalent combinations of education and experience will be considered for meeting minimum qualifications.

Knowledge, skills and abilities

Knowledge:

• For Electrician: State and local electrical codes; inspection techniques used in the electrical trade; safety practices and precautions observed in the electrical trade; building structures; OSHA; bio-hazard clean up; building evacuation electrical safeguarding protocols; safety equipment; purchasing; maintenance software.
• For HVAC: Laws, rules, and regulations governing HVAC systems; state building codes; building structures; OSHA; bio-hazard clean up; safety equipment; state and local electrical codes; machinery; HVAC systems; maintenance software; interpreting blueprints and plans; estimating costs for renovations and the maintenance/repair of HVAC systems.
• For Plumbing: Laws, rules, and regulations governing plumbing; state plumbing building codes; building structures; OSHA; bio-hazard clean up; safety equipment; machinery; maintenance software.

Skills:

• For Electrician: Verbal and written communication; maintenance and repair; systems maintenance; use of hand and power tools.

Pay

• Pay Grade: Grade 16S
• Starting Pay: $69,397.90/yr
• Pay Range Maximum: $102,281.40/yr
• This position is designated as a Union position. All new hires must start at the entry level rate for this role per the collective bargaining agreement/MOA with OPEIU, Local 6. Pay may advance within the salary band according to the CBA/MOU.

Schedule

• Monday-Friday, 6:00am-2:00pm
• This position is considered essential personnel in certain emergencies and may be required to work outside of regularly scheduled hours, including staying late or coming in early.

Working conditions

• Work is frequently performed in indoor, outdoor, warehouses or shops/facilities environments.
• Work requires some exposure to extreme cold (below 32 degrees), moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals or substances and loud noises 85+ decibels such as heavy trucks, construction.

Physical demands

• This position requires medium work: Exerting up to 50 pounds of force occasionally, up to 20 pounds of force frequently, and/or up to 20 pounds of force constantly having to move objects.

Supervisory responsibility

• This position serves as a lead worker to others.
