About the Role

Northmarq is seeking a Senior Investment Sales Analyst to join an active and top-performing Commercial brokerage team in our Houston office. This in-office position supports brokers on property valuations by underwriting and analyzing quantitative property data. The role requires prior commercial real estate experience, strong ARGUS proficiency, and the ability to manage multiple responsibilities independently and collaboratively. Extended hours may be required as needed.

Responsibilities

  • Underwrite income-producing assets using Argus and Excel, including analyzing historical operating statements, budgets, leases, loan agreements, and current market conditions to determine financial underwriting assumptions.
  • Review, analyze, comprehend, abstract, and interpret various types of real estate documents.
  • Identify critical property-level financial issues and recommend value-add opportunities.
  • Create property evaluations and sensitivity analyses.
  • Collaborate with team members to provide materials that support top producers in generating new relationships, including gathering and tracking critical data points for research and business development.
  • Prepare disposition proposals and offer memoranda in conjunction with the marketing team and upper management.
  • Perform real estate market and location-specific research, and assess and summarize tenant credit and financial statements.
  • Convey clear, well-written messages regarding properties, submarkets, and opportunities for marketing materials.

Requirements

  • Bachelor’s degree; preferred majors include Real Estate, Finance, Accounting, or related business fields.
  • Minimum of 3 years of full-time experience in financial analysis within Commercial Real Estate.
  • Proficiency in Microsoft Office Suite, particularly Excel, and experience using ARGUS (required).
  • Working knowledge of Salesforce and Costar (preferred).
  • Strong financial analysis skills, including understanding of Discounted Cash Flow, IRR, NPV, Time Value of Money, and Return on Equity.
  • Experience in income-producing property valuation (preferred).
  • Ability to comprehend, analyze, and interpret real estate documents such as financial statements, loan documents, and deeds of trust.
  • Strong verbal and written communication skills, with the ability to engage professionally with diverse stakeholders.
  • Attention to detail, strong organizational skills, and ability to handle multiple assignments with shifting priorities.
  • Team player with a strong work ethic and passion for commercial real estate.
  • Must obtain a real estate brokerage salesperson license within the first 120 days of employment.
