Responsibilities

• Performs complex (journey-level) work in heating, ventilation, and air conditioning (HVAC) building maintenance and construction at a State Hospital.
• Maintains safe and uninterrupted heating and air conditioning services to facility operations and utility systems in accordance with Texas Administrative Code (T.A.C.), Life Safety Code, and other industry standards.
• Installs, adjusts, alters, inspects, maintains, repairs, and restores basic units such as direct exchange units, and more complex units such as water chillers and heating systems, including boilers/steam systems, high-pressure boilers, and automated controls.
• Works on refrigeration units, such as ice machines, walk-in freezer vaults, and residential refrigerators, and water-based heating and cooling systems such as chillers and boilers.
• Maintains accurate records of equipment performance and work completed.
• Serves as team lead on HVAC projects and trains others to perform HVAC work and use equipment.
• Performs and documents inspections in accordance with applicable Life Safety Code standards.
• Assists in air quality sampling and remediation projects, monitors controls, temperatures, and humidity levels, and changes filters, air handler belts, and other parts as necessary.
• Coordinates parts and materials acquisition requirements and performs minor repairs on tools.
• Works as a team member with other maintenance department staff to complete tasks, including operating motorized vehicles and making deliveries.
• Actively participates in disaster response, recovery, or Continuity of Operations (COOP) activation as needed.

Qualifications

• Knowledge of installation, repair, and maintenance of cooling, refrigeration, and heating equipment.
• Knowledge of general principles and theory of pressure, vacuum, vaporization, heat conduction, and safety regulations.
• Knowledge of Life Safety Code standards and HVAC systems, including boilers, building mechanical systems, electrical distribution systems, refrigeration, and sanitation.
• Technical knowledge of advanced Energy Management Systems (EMS) and electronic controls, or ability to gain that knowledge.

Skills

• Skill in diagnosing HVAC system malfunctions and implementing solutions.
• Skill in maintaining proper heating, ventilation, and air conditioning levels.
• Skill in using tools and test equipment for HVAC maintenance and repair.
• Skill in preventive maintenance and inspections of HVAC systems.
• Ability to maintain accurate records, interpret drawings and schematics, and work independently or as part of a team.
• Ability to communicate effectively, both orally and in writing, and perform basic mathematical computations.
• Ability to perform labor-intensive work, including standing, bending, walking, lifting 50-100 pounds, and working in cramped or extreme temperature conditions.
• Ability to teach/train others in basic HVAC skills and equipment use.

Requirements

• Must possess a valid Texas driver's license or obtain it within 90 days of hire to drive a state vehicle.
• Applicants with an out-of-state driver's license must provide an original certified driving record from their state.

Schedule

Day shift, with possible rotating schedules, extended shifts, and/or overtime as needed. May serve in an on-call status on a rotating schedule.

Additional Details

Location: Waco Center for Youth, 3501 N 19TH ST, WACO, TX. Travel up to 15%. This position may be eligible for additional pay for work performed on evenings, nights, and/or weekends.
