Welltower’s Senior Development and Construction Coordinator is the senior-most individual contributor on the Development Coordinator team and a key execution lead within the Development & Construction finance function. This role owns the day-to-day mechanics of project-level finance across an active portfolio of ground-up development and major repositioning projects, with primary accountability for the monthly draw process, partner compliance, and project accounting accuracy. As the U.S. development platform expands, this position offers meaningful exposure to the full lifecycle of large-scale healthcare real estate projects and a clear path for continued growth within Development and Construction.

Responsibilities

  • Draw Management & Project Accounting
    • Lead the end-to-end monthly draw process for assigned development projects, ensuring timely and accurate review, approvals, funding coordination, and disbursements to contractors, consultants, and development partners.
    • Manage the change order and budget reallocation process within the monthly draw cycle, including coordination and routing with Legal, RES, Construction Leads, Development Leads, and external partners to ensure proper review, approvals, and documentation are completed prior to funding.
    • Coordinate with Accounting and Accounts Payable teams to ensure accurate project setup, coding, invoice processing, and reconciliation within Yardi and related systems.
    • Maintain organized financial and project documentation, including draw support, contracts, change orders, lien waivers, approvals, and audit backup.
    • Take ownership of assigned projects from a draw processing and project accounting perspective, including reviewing DMA, CMA, JVA, and related governing documents to understand project-specific funding requirements, approval thresholds, budget controls, and compliance obligations.
  • Cost Control & Variance Management
    • Maintain strong cost control practices across assigned projects, including budget monitoring, contingency tracking, schedule-of-values oversight, and change-order management.
    • Identify cost variances and escalate to the Controller with context, root cause, and recommended next steps.
    • Assist in evaluating budget reallocations, contingency usage, and financial impacts associated with project scope or schedule changes.
    • Monitor project cash flow and funding status to support accurate forecasting and timely capital deployment.
  • Partner Coordination & Compliance
    • Serve as the senior point of contact for development partners on draw template, cost coding, and compliance questions for assigned projects.
    • Track partner compliance with DMA/CMA/JVA agreements and reporting requirements; escalate exceptions to the Controller.
    • Work with the legal team to review and execute contracts.
  • Team Mentorship & Collaboration
    • Manage and mentor one to two junior Development Coordinators, including work allocation, training, and professional development.
    • Set the bar for execution quality on the Coordinator team and serve as a go-to resource for process and accounting questions.
    • Partner with the Development team, project managers, Investments, and Asset Management on financial workflows for assigned projects.
  • Process Improvement
    • Identify opportunities to improve efficiency and accuracy in the draw and reporting workflows.
    • Help refine and document standard operating procedures for new development projects, including emerging product types within the senior housing platform.
    • Support system and tool enhancements (Yardi, ERP, reporting platforms) to improve data quality, reporting timeliness, and visibility across the portfolio.

Requirements

  • Bachelor’s degree in Accounting, Finance, Business Administration, or related field; CPA or CMA progress preferred.
  • Minimum of 7 years of progressive experience in accounting or finance roles within the construction or real estate development industry.
  • Strong working knowledge of GAAP and construction accounting practices.
  • Hands-on experience leading the draw process and managing partner compliance in a multi-entity environment.
  • Proficiency in Yardi and Microsoft Excel; experience with ERP systems is a plus.
  • Strong analytical skills with attention to detail and the ability to interpret complex financial data and present it clearly.
  • Excellent verbal and written communication skills with the ability to work effectively across internal teams and external partners.
  • Demonstrated ability to mentor and develop junior team members.
  • Solution-oriented mindset with strong organizational skills and the ability to manage multiple projects and competing deadlines.

Travel

5–15% out-of-area and overnight travel may be expected for project site visits, partner meetings, and team coordination.
