About the role

The Senior Community Manager is responsible for the daily operations of multiple communities. The role involves achieving financial objectives, maintaining physical condition and curb appeal, and providing excellent customer service.

Responsibilities

  • Development and achievement of the operating budgets
  • Conduct a monthly variance review of operating statement with Assistant Community Manager(s) and Service Manager(s)
  • Recruiting, selection, training, coaching, managing and motivating team members
  • Provide timely and consistent feedback regarding performance
  • Lead, motivate, and direct site teams and provide ongoing training and mentoring all site team members
  • Avoid overtime by ensuring accurate time tracking in ADP and work to keep it to a minimum
  • Perform written and verbal performance evaluations for all team members in accordance with company guidelines, and provide recommendations for compensation or promotions
  • Ensure accurate and timely entry of all revenue transactions and rent collection in accordance with policy and procedures
  • Invoice review, coding, and approval of goods and services that are budgeted and within TCB levels of authority
  • Manage petty cash and oversee legal proceedings for non-payment of rent
  • Apply for and implement annual rent increases to optimize income
  • Maintain occupancy at 97% or above through lease expirations, re-certifications, and lease renewals
  • Monitor lease expirations, initiate and complete re-certifications and lease renewals within 30 days of lease expiration date
  • Engage residents in community activities and ensure compliance with regulatory requirements
  • Coordinate with resident associations and groups to provide activities for the building
  • Work closely with Community Life Initiatives to ensure needs of residents are met
  • Handle personal contact and follow-up on issues involving violations of building rules or the occupancy agreement
  • Handle personal contact and follow-up on complaints in an effort to minimize individual problems residents may have in their dealings with one another and integrating into the community
  • Attend corporate committees, attend trainings, seminars, and conferences
  • Be available for emergencies, on-call duties, resident functions, and weekends as needed

Requirements

This role requires a college degree and at least 3 years of experience in Property Management, Hotel, Hospitality, or Retail. Industry designations such as COS, LIHTC, ARM®, CPM®, CPMC®, etc., are preferred and/or must be achieved within 6 months of hiring. Excellent Microsoft Word, Excel, Outlook, and Yardi or other industry software experience is required. Excellent verbal and written communication skills are also required, along with knowledge of Federal Fair Housing Laws & Guidelines and regulatory programs and policies. "Excellent Customer Service" skills are required, and bilingual proficiency is a plus.
