About the role
We are seeking a Senior Commercial Real Estate Broker to join our team. In this role, you will engage in tenant and landlord representation, site acquisition, disposition, brokerage, and leasing. The ideal candidate is passionate about commercial real estate and aims to build a successful, long-term career with a leading privately-held, full-service firm in the Greater Houston Area.
Responsibilities
- Accompany prospective clients to property sites to discuss property features, leasing rates, and terms.
- Develop business and negotiate the selling, leasing, and marketing of commercial real estate properties for clients.
- Compile property data for clients, including tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
- Prepare Request for Proposals (RFP) and review RFP responses.
- Secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the client base.
- Analyze data and prepare real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
- Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.
- Prepare offers, term sheets, and lease amendments; participate in contract negotiations and due diligence.
- Maintain current knowledge of market conditions, property values, and legislation affecting the real estate industry.
- Draft correspondence to existing and prospective clients; gather, prepare, and distribute marketing materials.
- Canvass prospective clients and leads.
- Assist in financial analysis and underwriting property values.
- Maintain accurate and up-to-date information in company databases.
- Create detailed property surveys, coordinate property tours, organize proposal and LOI negotiations, and manage closings and contract execution for corporate clients.
Requirements
- Bachelor’s Degree (BA/BS) from a four-year college or university.
- TREC real estate license with 5+ years of commercial real estate industry experience.
- Existing Houston-area relationships.
- Strong understanding of the commercial real estate industry.
