About the Role

As Senior Analyst, FP&A at Bellwether, this role will support the portfolio management team of a large commercial real estate platform. It serves as the critical link between asset-level analytics and fund-level performance, owning the models and analysis that inform how capital is deployed, held, and returned. The position offers broad exposure across the real estate team, direct engagement with senior management, and a meaningful hand in the decisions that drive fund returns.

Responsibilities

  • Forecast fund-level performance and analyze the economics of a large commercial real estate platform, translating asset-level activity into fund-level outcomes.
  • Own, maintain, and enhance fund models; including updating projected and realized returns and tracking liquidity, distributions, capital calls, fees, and promote.
  • Drive critical aspects of each fund's portfolio strategy, including hold-period optimization and exit planning and timing.
  • Synthesize data into clear, concise observations and trends for senior management, highlighting key business drivers and actionable recommendations.
  • Partner with the Acquisitions team to deliver pro forma KPIs and return metrics on prospective investments ahead of Investment Committee review.
  • Support marketing, fundraising, and investor relations efforts with timely analysis on fund performance, forecasted results, distribution timing, and related data points.
  • Lead the design and build-out of automated dashboards and reporting to serve the analytical needs of stakeholders across the platform.
  • Perform ad-hoc analysis for the portfolio management team as needs arise.

Requirements

  • A minimum of 2 years’ experience, preferably in commercial real estate or investment industries.
  • Advanced financial modeling and analytical skills, with fluency in cash-flow and return modeling and fund-level waterfalls; preferred experience with promote/carried interest structures.
  • Advanced Excel skills, including complex formula-driven models, sensitivity analysis, and model auditing.
  • Bachelor’s degree required, in Finance or Accounting preferred.

Skills & Competencies

  • Job Knowledge & Technical Ability: Moderate financial modeling and analytical skills using Excel. Ability to update or modify fund models with moderate guidance. Basic understanding of real estate/fund concepts and financial statements. Ability to identify and resolve reporting issues with limited guidance. Ability to understand fund documents and accounting files, and work with other parties on any issues or clarifying points.
  • Initiative & Dependability: Ability to perform responsibilities independently and proactively, solve problems, and improve processes and/or services. Self-directed, takes initiative and responsibility, ensures completion of tasks.
  • Communication: Excellent verbal and written communication skills; strong listening and interpersonal skills. Effective at preparing and presenting information.

Physical & Mental Demands

  • Regularly required to stand, sit, and walk; must be able to sit at an office workstation for extended periods.

  • Must be able to talk, hear, and use wrists, hands, and/or fingers frequently and repetitively to operate a computer, telephone, and other office equipment.
  • Must frequently prepare or inspect documents and convey details or important instructions accurately.
  • Ability to work independently, prioritize duties, and ensure timely completion; ability to collaborate is imperative.
  • Requires active listening, critical thinking, decision-making, time management, and administration skills.
  • Ability to interact in a courteous, professional manner at all times.
  • Regular, predictable attendance is required.

Work Environment

  • No hazardous or significantly unpleasant conditions (typical office environment).

Classification: Exempt. Position Status: Regular, Full-Time. Reports To: Vice President, FP&A. Travel is not anticipated but may be needed from time to time.
