Essential Duties and Responsibilities
- Leads the annual community-level and portfolio-level operating budget process in coordination with the VP of Asset Management, Asset Managers, FP&A team, and operations leadership, ensuring accuracy, internal consistency, and timely submission to capital and equity partners.
- Develops forecasts for revenue, expenses, and NOI, incorporating updated operational trends, census data, rate changes, and market conditions.
- Analyzes financial performance of individual assets and sub-portfolios to identify areas of opportunity, and collaborates with subject matter experts across the company to improve performance.
- Buils and maintains driver-based financial models that translate operational assumptions (occupancy, rate, staffing ratios, etc.) into P&L and cash flow projections.
- Prepares budget and forecast variance analyses with concise explanations of key drivers and recommended corrective actions.
- Pairs with community and regional operations teams to stress-test assumptions and validate budget inputs against operational realities.
- Establishes and manages the annual budget calendar, coordinating submissions and review cycles across the portfolio.
- Prepares and presents monthly financial review packages for capital and equity partners, including variance commentary, KPI dashboards, and forward-looking outlooks.
- Responds to ad hoc analytical requests from ownership groups and equity partners, including return analyses, sensitivity modeling, hold/sell assessments, and scenario planning.
- Supports asset management presentations for investor calls, quarterly reviews, and annual meetings.
- Tracks community-level and portfolio-level performance against budget, prior year, and underwriting, identifying trends in revenue, occupancy, labor, and operating expenses.
- Pairs with operations leadership to define, operationalize, and maintain key performance indicators (KPIs), building measurement tools that embed data into daily decision-making.
- Conducts deep-dive analyses on underperforming assets, including root-cause diagnostics and presentation of recovery strategies to internal and external stakeholders.
- Analyzes competitive positioning, market rates, and census trends to support revenue management and pricing strategy recommendations.
- Identifies expense reduction and NOI improvement opportunities across the portfolio and supports implementation of improvement tactics with the operations team.
- Merges and reconciles data from multiple source systems into unified analytical frameworks for cross-departmental KPI reporting.
Qualifications
- Educational Requirements and Experience:
- Bachelor’s Degree in Finance, Accounting, Real Estate, or a related business field.
- Advanced degree (MBA, MS Real Estate, or MS Finance) a plus.
- Senior housing or healthcare real estate experience is required.
- Two to five years in a financial analysis, FP&A, or asset management analyst role.
- Direct experience preparing investor or capital partner reporting packages highly valued.
- Knowledge, Skills and Abilities:
- Language Ability:
- Ability to communicate effectively in writing and verbally at all levels of the organization.
- Ability to read and interpret documents including financial statements, procedural manuals, and investment materials.
- Ability to write clear, executive-quality reports, variance commentaries, and correspondence.
- Mathematical Skills:
- Ability to compute ratios, percentages, and comparisons to properly evaluate financial and operational data.
- Ability to construct and interpret multi-variable financial models, sensitivity tables, and scenario analyses.
- Cognitive Demands:
- Ability to synthesize large, complex datasets into clear and actionable findings.
- Ability to manage multiple concurrent priorities and deliverables in a fast-paced environment.
- Ability to deal with problems involving several concrete variables and exercise sound independent judgment.
- Computer Skills:
- Advanced Excel skills required, including complex financial modeling, dynamic functions, and scenario analysis.
- Experience with Power BI or comparable data visualization tools (Tableau, Qlik, etc.) strongly preferred.
- Proficiency with Microsoft Office suite (Word, Outlook, PowerPoint).
- Familiarity with senior housing operating systems (Yardi, PointClickCare, MDS, or similar) a plus.

- Environmental Adaptability:
- Works indoors in a climate-controlled setting.
- Travel up to 25% of the time as needed to successfully complete all essential duties and responsibilities.
- Possible exposure to chemicals as identified in the MSDS Manual.
