Essential Responsibilities

  • Support the Asset Management team in operating and maximizing value in our nationwide retail property portfolio
  • Aid in the creation of Annual Operating budgets while gaining a working knowledge of an asset’s revenue, operating expenses, taxes, tenant reimbursements, leasing, and debt
  • Generate quarterly reports of in-place net operating income & property financial metrics for investment valuation assessments
  • Prepare investor-ready asset templates for management reporting and fundraising cycles
  • Conduct market studies, lease research, and tenant research
  • Assist in lease negotiation and preparation
  • Review LOI financial terms during the leasing milestone approval process, focusing on NNN figures and deal economics
  • Project net operating income, debt, and cash flows for return measurement and loan covenant risk assessment
  • Participate in setting up and understanding the asset’s budget model, overall business plan, and investment strategy
  • Review and approve annual tenant CAM, insurance, and tax reconciliation files, ensuring accuracy and completeness before tenant billing distributions
  • Create hold/sell summaries for the investment committee
  • Communicate with tenants and lenders regarding leases, financial packages, and loan draws
  • Collaborate with external tax consultants on annual property tax appeals, providing necessary financial, occupancy, and rent roll data for assigned assets
  • Perform other related duties as assigned

    Requirements

    • Bachelor's degree or equivalent in business administration, real estate, or a related field, with a specialization in finance or accounting, or another related field
    • Three years (36 months) of experience in commercial real estate asset management or equivalent experience in the retail asset class, including the ability to assess the physical condition of a property, its marketability, and its management
    • An understanding of commercial real estate cash flows, equity, debt, drivers of returns, and negotiation processes as well as economic and financial market conditions and the ability to analyze their associated business impact
    • Proficiency in advanced Excel and Argus modeling of financials and in presenting data-based analyses to management
    • Demonstrated ability to assess changing conditions, make recommendations with supporting analysis, problem solve, consider and drive strategic initiatives, lead and make decisions, and manage third-party relationships with attorneys, brokers, tenants, vendors, contractors, consultants, and appraisers

      • The annual base salary range for this position is $82,000 - $110,000 and is eligible for an annual discretionary bonus based on individual and company performance
