Retail Real Estate Manager

The Physical Retail Store Development team at Wayfair is an experienced group focusing on real estate, design, and construction of stores for various brands including Perigold, Joss & Main, AllModern, Birch Lane, and Wayfair Outlets. Our team is responsible for developing the store expansion strategy, from market research to site selection and transaction negotiation.

About the role

The Real Estate Manager will play a crucial role in advancing market strategy and growth. This individual will lead site selection and LOI/lease execution, serving as the internal expert on real estate. Key responsibilities include:

• Pipeline Ownership: Conducting market analysis, managing broker relationships, securing new sites, and managing a deal pipeline to achieve Wayfair's market-level growth goals.
• Deal Making: Supporting site selection and lease negotiation, managing internal reviews, and ensuring real estate committee approvals.
• Process Innovation: Evolving real estate operating processes to enhance efficiency.
• Market Expert: Keeping abreast of market trends, retail competition, and real estate macro trends.

What You’ll Do

Accountable for:

• Active market analysis and site selection.
• Managing broker relationships to secure new sites.
• Spearheading a deal pipeline that meets Wayfair's growth goals.
• Supporting site selection and lease negotiation.
• Managing internal review and real estate committee approval processes.
• Evolution of real estate operating processes for efficiency.
• Keeping current on market knowledge, including retail trends, competition, and macro trends.

Who Will Succeed

Qualifications include:

• 5-8 years of experience as a Real Estate Manager or related role.
• Strong teamwork and relationship-building skills with the ability to influence timelines and data requirements from internal and external stakeholders.
• Expertise in real estate deal flow from site selection to lease negotiation.
• Strong analytical and deal-making skills.
• Experience with the store development process and collaboration with design and construction teams.
• Ability to work effectively in a fast-paced, complex business environment.
• Passion for organization and project management.
• Able to continuously learn and improve processes.
• Ability to travel up to 50% of the time.
