About the role

Columbia Residential staff support the operations of 150 buildings and serve the University community of over 8,000 faculty, staff, postdoc, graduate, and select undergraduate student residents. The Resident Manager monitors issues that affect asset value and resident satisfaction in any assigned portfolio property, anticipates resident needs, and works with on-site staff to ensure high levels of resident satisfaction. This position involves proactively identifying and addressing any issues that could affect the property’s value or resident contentment.

Responsibilities

  • Maintain all operating equipment in the premises, including regular inspections of facilities and equipment to determine service needs.
  • Repair and maintain equipment, common areas, apartments, roofs, fire escapes, and other items relevant to efficient property management.
  • Use office suite and industry-specific technology to provide building maintenance and client services.
  • Maintain records about tenant inquiries and other residential operations; prepare reports as instructed by the Regional Manager.
  • Maintain and fully clean apartments; perform heavy lifting, move residential appliances, and perform snow shoveling as required.
  • Monitor outstanding work orders, on-site projects, or other work to ensure satisfactory completion.
  • Ensure all legal requirements are met and proper documentation is captured and preserved.
  • Regularly communicate with building staff to assess their abilities, training needs, and status; keep the Regional Manager apprised.
  • Monitor work to ensure compliance with all policies, procedures, safety guidelines, and regulations.
  • Manage unexpected maintenance needs and handle resident communications in a timely and professional manner.
  • Develop and maintain positive relationships with Columbia Residential residents, staff, and vendors.

Note: The Resident Manager is required to reside in University housing and be available at all times for emergency on-call duties.

Minimum Qualifications

  • High School Diploma or equivalent required, plus a minimum of 5 years related experience, including experience as a Handyperson and/or Porter.
  • Supervisory experience required.
  • Computer proficiency required.
  • Ability to attain required certificates or licenses, including: Standpipe Certificate, Sprinkler Certificate, No. 6 Boiler License, No. 6 Fuel Oil Certificate of Fitness.
  • Essential duties include heavy lifting and the possibility of outdoor work in any type of weather.
  • Well-versed in the proper operation and maintenance of absorption air conditioning, chiller units, and their auxiliaries.
  • Working knowledge of oil-fired low-pressure boilers and their auxiliaries; fire safety systems; and ability to ensure they are in good working order at all times.
