Resident Director
for section headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must not repeat job title as heading. We must include sections only when posting has real specific content. We need to extract content.
Company overview: Could be considered "About the role"? Actually "About the role" is generic; but we have company overview describing Asset Living. Could be placed under a heading like "About the Company"? Not in allowed headings list. Allowed headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can use "About the role" to include company overview and role summary. That seems appropriate.
Responsibilities: list of duties from "Essential Duties & Responsibilities". We'll put bullet list.
Requirements: maybe education/experience and physical requirements? Could be under Requirements.
Qualifications: maybe not separate; but we have education/experience, basic computer skills, Fair Housing, OSHA. Could be under Qualifications.
Skills: maybe not explicit; could combine with Qualifications.
Benefits: posting mentions comprehensive total rewards package includes benefits (medical, dental, vision, life, accidental, disability insurance), 401K with employer matching, commission and performance bonuses, paid sick days and company holidays. So we can have Benefits section.
Pay: Salary Range: $19 per hour to $21 per hour. So Pay section.
Schedule: Not explicitly mentioned; maybe full-time implied but not specific schedule. We should not create Schedule unless posting states it. It does not state schedule explicitly, so omit.
We must not include boilerplate like EEO etc. Remove duplicated lines. Also remove "This job description should not be considered all-inclusive..." etc. That's boilerplate; remove.
We need to preserve all substantive information. So include company overview paragraph(s). Include responsibilities bullet list. Include education/experience and physical requirements maybe under Requirements or Qualifications. Let's decide sections:
- About the role: company overview + brief role summary (first paragraph about Resident Director). Could combine.
- Responsibilities: bullet list of duties.
- Requirements: education/experience, basic computer skills, Fair Housing, OSHA.
- Qualifications: maybe not needed; but we could put physical requirements under Requirements as well. However we need to avoid thin sections. Could combine education/experience and physical requirements under Requirements.
- Benefits: list.
- Pay: salary range.
We must not repeat job title as heading. So no Resident Director
.
We need to output only HTML fragment, no /. Use for each section heading, then content:
for prose,
- for lists.
Let's craft.
About the role: include company overview paragraphs (maybe two paragraphs) and a brief description of the role: "The Resident Director is responsible for overseeing all aspects of resident relations, leasing, and marketing at the property..." etc.
Responsibilities: list each duty bullet. We need to capture all duties from "Essential Duties & Responsibilities". Let's extract:

- Regular/daily onsite attendance is required
- Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
- Audit all lease files to ensure adherence to policies and procedures

- Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Effectively show, lease, and move in prospective residents
Resident Relations Management
- Develop and plan academic-related services/programs in collaboration with faculty, staff, and residents.
- Coordinate Monthly newsletters and implement educational programming model for social events.
- Oversee student and community development with CA/RA staff.
Marketing Management
- Assist in developing the annual marketing plan and marketing budget
- Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic
- Monitor leasing/renewal progress, focusing on areas needing additional support
- Supervise the planning, preparation, and implementation of all leasing and renewal events as approved by the Community Manager
- Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
Personnel Management
- Assist Community Manager in the use of consistent techniques company directives to screen, hire, train, coach, and develop on-site staff.
- Assist the Community Manager in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance and consistency with Company policies and procedures
Administrative Management
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
- Assist with supervision of all business functions related to operations
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
We'll put these as bullet list under Responsibilities.
Requirements: Education/experience: High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry; Ability to understand and perform all on-site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements: list many items. We'll include as bullet list under Requirements maybe separate subsection? Could be under Requirements as well.
We'll make Requirements section with two sub-lists? But we only allowed
- . Could embed paragraphs. We'll put a paragraph summarizing education/experience, then a
- for physical requirements.
Benefits: bullet list: medical, dental, vision, life, accidental, disability insurance; 401K with employer matching; commission and performance bonuses (when applicable); paid sick days; company holidays.
Pay: paragraph: Salary Range: $19 per hour to $21 per hour.
Now ensure we don't include boilerplate like "This job description should not be considered all-inclusive..." etc. Remove.
Also remove duplicated lines like "At Asset Living, a variety of factors are considered..." we kept compensation decision sentence? That is part of benefits? Actually that sentence about compensation decisions is not specific benefit; we could include in Pay or Benefits? It's about compensation decisions; but we already have Pay range. Could include a brief note: compensation decisions based on skill set, background, training, certifications etc. That's substantive. We'll include in Pay section maybe as a sentence before range.
We must not include "full-time employees also receive paid sick days and company holidays." Already in benefits.
Now produce HTML.
