About the Role

The Resident Director is responsible for overseeing all aspects of resident relations, leasing, and marketing at the property. Working closely with the Community Manager, the Resident Director develops and maintains a residential environment that supports the academic mission of the University and the goals of students. The role involves leading the leasing team to achieve effective leasing, marketing, and positive resident relations.

Responsibilities

  • Strategic Leasing Management
    • Regular/daily onsite attendance
    • Ensure effective leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting
    • Audit lease files for policy adherence
    • Address resident complaints, concerns, and requests to ensure satisfaction
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters)
    • Show, lease, and move in prospective residents
  • Resident Relations Management
    • Develop and plan academic-related services/programs in collaboration with faculty, staff, and residents
    • Coordinate monthly newsletters and implement educational/social programming
    • Oversee student and community development with CA/RA staff
  • Marketing Management
    • Assist in developing the annual marketing plan and budget
    • Implement marketing efforts, campaigns, and design to generate traffic
    • Monitor leasing/renewal progress and focus on areas needing support
    • Supervise planning, preparation, and implementation of leasing/renewal events
    • Maintain product knowledge of the property, competition, and market conditions; complete weekly market survey reports
    • Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
  • Personnel Management
    • Assist the Community Manager in screening, hiring, training, coaching, and developing on-site staff
    • Ensure staff effectiveness through ongoing training, coaching, and compliance with Asset training benchmarks
    • Promote harmony and quality job performance through support and leadership
    • Ensure staff compliance with Company policies and procedures
  • Administrative Management
    • Manage excellent customer service and monitor service request turnaround
    • Maintain property appearance and ensure timely completion of repairs through regular inspections
    • Assist with supervision of all business functions related to operations
    • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with vendors)

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to communicate, exchange information, and repeat motions involving wrists, hands, and/or fingers
  • Frequently required to remain stationary (standing or sitting for prolonged periods) and move about to accomplish tasks
  • Occasionally required to:
    • Ascend/descend ladders, stairs, scaffolding, ramps, or step stools
    • Move into different positions in tight/confined spaces or overhead positions
    • Adjust, move, or lift objects up to 25 lbs. in all directions
    • Operate machinery, power tools, motor vehicles, or golf carts
    • Identify and inspect objects
    • Work in extreme temperatures, outdoor environments (precipitation, wind), or small/enclosed spaces
    • Traverse flat and non-flat terrain
    • Be exposed to hazardous chemicals
  • Ability to work overtime, weekends, and night hours (emergencies)

Pay

Salary Range: $15 per hour to $18 per hour. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
