Regulatory Compliance Specialist

About the role
This position is located in Massachusetts and reports to the Director of Regulatory Compliance. The ideal candidate is detail-oriented and accustomed to working in a deadline-driven environment. You will ensure compliance with affordable housing program guidelines (LIHTC, PBS8, PBV, RAD, etc.), regulatory agreements, and company policies. This role requires the ability to function autonomously while collaborating with coworkers across the country.
Responsibilities
- Monitor and implement changes in HUD, LIHTC, and other state and local regulations.
- Maintain proper tenant files and computer records to ensure accuracy according to HUD and LIHTC regulations.
- Independently review and approve move-in and transfer files to ensure applicants meet income and program eligibility criteria.
- Review initial qualifying files for accuracy and program compliance; submit to third-party reviewers and track qualification status.
- Provide clear and accurate reporting on lease-ups, move-ins, and other compliance metrics.
- Review completed recertifications to ensure program compliance.
- Perform onsite and remote audits to confirm compliance with program requirements; follow up and close findings.
- Monitor waitlists, LAP plans, and EIV master binders for compliance with federal and state regulations.
- Review and submit responses for LIHTC file audits and Management and Occupancy Reviews (MORs); coordinate corrections with site teams.
- Draft, review, and submit timely responses to agency audits; coordinate with Affordable Programming as needed.
- Hold weekly office hours to assist operations teams with questions, file corrections, and audit corrections.
- Remain familiar with current U.S. Department of Housing and Urban Development regulations as they relate to Affordable Housing programs.
- Audit tenant files and computer records for accuracy according to HUD and LIHTC regulations.
- Assist analysts with annual reporting as needed.
- Other duties as assigned.
Requirements
- 5+ years of relevant experience with Project-Based Section 8 (HUD), LIHTC, and other affordable housing programs.
- Knowledge of HUD 4350.3, EIV, Reasonable Accommodation Requests, LIHTC income limits and rent calculations, Fair Housing, and Real Estate Licensing.
- COS certification required; HCCP preferred.
- Ability to travel at least once per month (may include up to 30% travel).

Pay
Anticipated salary range: $75,000 – $90,000 per year, plus an annual performance bonus. This is an exempt position. Actual compensation may vary based on candidate qualifications, geographical location, and role responsibilities. The position may also be eligible for a comprehensive benefits package.
