Regional Vice President, Property Management – Student Housing

About the Role
The Regional Vice President, Property Management - Student Housing provides strategic leadership and operational oversight for a portfolio of student housing communities, driving financial performance, operational excellence, and resident satisfaction. This role leads Directors, Regional Managers, and Associate Regional Managers while partnering with Asset Management, Revenue Operations, and Executive Leadership to maximize asset value and achieve portfolio objectives. The Regional Vice President is responsible for portfolio performance, organizational effectiveness, acquisitions, property transitions, and integration efforts, exercising significant independent judgment in business, operational, financial, and people-related decisions.
Responsibilities
- Strategic Portfolio & Financial Leadership
- Provide strategic leadership for an assigned portfolio of student housing communities, ensuring alignment with ownership objectives, business plans, and company priorities.
- Maintain accountability for portfolio performance, including occupancy, revenue growth, expense management, NOI achievement, resident satisfaction, and asset preservation.
- Lead annual budgeting, forecasting, workforce planning, and capital planning processes across the portfolio.
- Analyze financial, operational, and market trends to identify opportunities, mitigate risks, and enhance long-term asset value.
- Partner with Revenue Operations and Asset Management to optimize pricing, leasing strategy, and portfolio performance.
- Present portfolio performance, forecasts, and strategic recommendations to executive leadership and key stakeholders.
- Executive Leadership & Organizational Development
- Lead, develop, and inspire Directors, Regional Managers, and Associate Regional Managers to achieve exceptional business results and build high-performing teams.
- Establish performance expectations, accountability standards, and operational priorities across the portfolio.
- Drive succession planning, leadership development, organizational effectiveness, and talent retention initiatives.
- Coach senior leaders to strengthen business acumen, decision-making, and overall leadership effectiveness.
- Partner with Human Resources and Talent Management to attract, retain, and develop top talent.
- Operational Excellence & Resident Experience
- Ensure consistent execution of operational standards and performance expectations across all communities.
- Drive portfolio-wide strategies that improve operational efficiency, resident satisfaction, retention, and financial performance.
- Oversee community transitions and integration efforts, ensuring newly acquired assets successfully adopt Core operating standards and expectations.
- Ensure communities maintain exceptional standards related to maintenance, physical asset condition, curb appeal, and resident experience.
- Monitor key performance indicators and hold leadership teams accountable for achieving portfolio objectives.
- Risk Management & Strategic Partnership
- Provide executive oversight of operational, regulatory, legal, financial, and reputational risk across the portfolio.
- Ensure compliance with all applicable regulations, Fair Housing requirements, company policies, and operational standards.
- Partner with Asset Management, Revenue Operations, Marketing, Human Resources, Facilities, Accounting, and Executive Leadership to drive portfolio success.
- Lead response efforts related to significant operational issues, compliance matters, emergencies, and business continuity events.
- Serve as a key operational advisor on portfolio performance, organizational strategy, acquisitions, property transitions, and business initiatives.
- Other Duties
- Travel regularly to support portfolio operations, acquisitions, community transitions, leadership development, and company initiatives.
- Perform other duties and responsibilities as assigned by executive leadership.

Requirements
- 10+ years of progressive leadership experience in multifamily or student housing operations, including at least 5 years in a regional or above role.
- Bachelor’s degree (preferred); or in lieu of a degree, 15+ years of relevant leadership experience in property management.
- A proven track record of portfolio performance management, including NOI growth, occupancy optimization, and operational excellence.
- Strong financial acumen with experience in budgeting, forecasting, variance analysis, capital planning, and portfolio performance management.
- Demonstrated ability to build, lead, and coach multi-layered, high-performing teams across dispersed markets, while fostering strong group dynamics and a positive, performance-driven culture.
- Experience navigating cross-functional partnerships with departments like Revenue Management, Asset Management, Training, and Marketing.
- A high-energy leadership style that is influential, collaborative, and action-oriented—you lead from the front and inspire others to follow.

Pay
Pay Range: USD $170,000.00 - USD $180,000.00 /Yr.
Additional Compensation: Employees may be eligible for a discretionary annual bonus, typically 25% of base salary, based on individual and organizational performance, as well as long-term incentive opportunities.
