About the Role
The Regional Vice President reports to the Senior Vice President and oversees a portfolio of properties in a specific geographic region, ensuring assigned properties perform in accordance with corporate expectations. This role involves providing leadership to property-level staff, maintaining market awareness, and implementing corporate policies and initiatives. Responsibilities
- Audits all properties in the assigned area regularly to ensure they present the highest quality image, including physical inspections and administrative procedure reviews to verify compliance with company policies, laws, and regulations.
- Develops property staff by recruiting, hiring, and training high-caliber personnel, providing one-on-one coaching, mentoring, and delegating responsibility to facilitate growth.
- Appraises property personnel performance continually, addressing performance issues through coaching, training, or discipline while recognizing and encouraging good performance.
- Monitors property financial and quantitative performance, addressing issues immediately by collaborating with Property Managers to create corrective plans.
- Resolves elevated customer complaints and employee relations issues in the best interest of the company, customers, and associates.
- Reviews, approves, and monitors the completion of all capital projects at properties in the area.
- Represents the views of Property Managers and staff to corporate management to ensure property-level issues are addressed.
- Develops or participates in marketing programs to achieve optimum occupancy levels and customer satisfaction.
- Intervenes in disputes between property leadership and vendors, either by advising the property management team or resolving the issue directly.
- Manages the preparation of capital and operating budgets for properties in the area.
- Conducts salary reviews for Property Managers and approves wage and salary actions for other personnel in the area.
- Advances personal capabilities through continuous development.
- Facilitates the implementation of corporate-wide initiatives, including ancillary services, community outreach, and Open Arms.
- Complies with all applicable federal, state, and local laws and regulations governing the real estate industry, multifamily housing, and leasing activities.
- Pursues, obtains, and maintains required licenses and credentials.
- Performs other related duties as assigned.
Requirements
- Bachelor’s degree and four years of experience as an apartment property manager or leader, or eight or more years in a management role of apartment property operations, including full budget and expense control responsibilities.
- Valid driver’s license from state of residence.
- For South Carolina operations, Property Manager in Charge (PMIC) license by the South Carolina Real Estate Commission required at hire or by the next professional examination and licensing opportunity.
Preferred Qualifications
- Experience using financial software designed or modified for apartment operations.
Skills and Abilities
- Ability to think conceptually and find solutions to complex problems from diverse facts.
- Knowledge of employment law, landlord-tenant laws, and compliance standards for bonded properties.
- Familiarity with MAA’s operating procedures.
- Working knowledge of landscaping, mechanical maintenance, and capital project planning and execution.
- Excellent verbal and written communication skills.
- Ability to lead and direct the work of others.
- Skills in financial management, including budgeting, analysis, and forecasting.
- Basic knowledge of common computer applications such as Microsoft Office.
Physical and Environmental Requirements
- Regularly required to talk or hear.
- Frequently required to stand, walk, use hands to handle or feel, and reach with hands and arms.
- Occasionally lifts office products and supplies up to 20 pounds.
- Operates in a professional office environment, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
