About the role
The Regional Property Manager oversees a portfolio of properties with approximately 2000 units in multiple locations. They oversee Property Managers, Senior Property Managers, and Multi-Site Property Managers within their portfolio.
Responsibilities
- Ensures each property meets or exceeds its financial performance targets and ownership objectives.
- Oversees Property Managers, Senior Property Managers, and Multi-Site Property Managers.
- Hires, coaches, and develops employees.
- Manages diverse types of multi-family communities including new construction, conventional, student housing, LIHTC and HUD projects.
- Manages marketing, lease-ups, rehab, and repositioning assets.
- Manages financial reporting, budget planning, expense monitoring, and profit and loss responsibility of properties.
- Manages expense controls and implements initiatives to achieve a 45% Operating Expense Ratio.
- Implements annual budget process.
- Maintains property curb appeal and asset preservation.
- Develops and implements action plans for under-performing assets.
- Works with compliance to manage regulatory agencies and execute follow-up.
- Communicates with owners/clients and ensures accuracy of owner reporting packages.
- Recruits, selects, trains, supervises, and counsels management staff.
- Manages employee relations and administers appropriate action.
- Manages employee relation issues with Human Resources.
- Manages best pricing through bid process for supplies and services, as well as cap ex managed by Property Management.
- Reviews EEO and EHO complaints and works with in-house legal counsel in managing property related litigation.
- Partners with support groups to manage the portfolio, including Accounting, Marketing, IT, HR, Development, Construction, Compliance, and Operations.
- Develops, completes, and distributes all reports in a timely fashion.
- Manages and executes cap ex plans.
Requirements
- Minimum of seven years of progressive property management experience managing a portfolio of at least 1500 units in multiple markets.
- Minimum of five years of successful supervisory experience including managing a large team, senior or multi-site managers.
- Strong background in managing diverse types of multi-family communities including new construction, conventional, student housing, LIHTC and HUD projects.
- Experience in financial reporting, budget planning, expense monitoring, and profit and loss responsibility of properties.
- Excellent computer skills, with emphasis on Microsoft Office; Yardi, P2P and LRO.
