About the role

Join the fastest growing property management company in Michigan as a Regional Property Manager. The successful candidate will be a team player with exceptional people skills, a positive attitude, and self-motivation. As the leader and main support person for a portfolio of communities, you will oversee all aspects of property operations, identify performance detractors, and address complex issues to ensure optimal operation. You will provide direction for your team, detect market trends, and make proactive adjustments and recommendations.

Responsibilities

  • Oversee and direct day-to-day property operations across the portfolio, including direct management of functional line managers (leasing, resident services, maintenance).
  • Maximize income and control costs for each property.
  • Conduct monthly reviews of financial reporting and budget variance analysis; oversee the annual budgeting process with property managers and owners.
  • Design and implement competitive and effective incentive compensation programs.
  • Oversee, develop, and implement marketing and advertising plans across markets in conjunction with Regional Marketing Manager and Regional Leasing Manager.
  • Perform regular site visits to ensure smooth functioning and organization of site offices; conduct physical inspections of properties.
  • Work with the company’s corporate office to ensure risk management practices are implemented and followed.
  • Review the preventative maintenance program with managers and maintenance staff.
  • Work with property managers to recruit, retain, and develop staff at all levels.
  • Conduct disciplinary action meetings.
  • Evaluate direct reports on an annual basis or as needed.
  • Manage property contracts.
  • Oversee the processing of work orders, payroll, and invoicing.
  • Monitor leasing and renewal activities through the revenue management system.
  • Oversee RUBS (Ratio Utility Billing System) to ensure correct billing to tenants.
  • Monitor AR and AP functions at property offices.
  • Monitor internal processes of inventory control and purchasing.
  • Assess the make-ready process and negotiate with vendors if needed.
  • Perform other related duties as assigned.

Requirements

  • Bachelor’s Degree in business or a related field is required; MBA is a plus but not required.
  • 6-10 years of experience, with the latest role as Property Manager, Multi-Site Property Manager, or Regional Property Manager of at least 1,200 units (scattered site experience preferred).
  • Experience managing a staff of at least 20 persons, including a maintenance department.
  • Experience in residential apartment marketing and management, with knowledge of applicable laws and regulations.
  • Knowledge of established accounting and bookkeeping practices, including budget creation and financial statement analysis.
  • Excellent written and verbal communication skills.
  • Ability to work independently with minimal supervision.
  • Ability to multi-task and adapt to changing priorities.
  • Strong interpersonal skills to interact effectively with all levels of employees and external contacts.
  • Ability to work well under pressure, exercise good judgment, and handle stressful situations professionally.
  • Proficiency in Microsoft Office Suite and internet usage; Yardi proficiency is preferred.
