About the role
The Regional Property Manager is responsible for managing a diverse and growing portfolio of single-family homes used as Care Homes for individuals with developmental disabilities and other housing models serving vulnerable populations. This role involves leading a team of Property Managers, a Regional Facilities Manager, and a team of roving Maintenance Technicians.
Responsibilities
- Reviews Financial Reports and implements appropriate controls
- Ensures successful day-to-day financial management of the properties/portfolios
- Develops and monitors annual property/portfolio budgets
- Reviews and revises monthly budgeted-to-actual profit and loss statements, balance sheets, reserve and security deposit reports, and other financial reports
- Investigates and corrects significant variances, miscoding, etc.
- Implements rent collection procedures to minimize rent receivables
- Approves check requests for payment and reviews all high-cost capital expenditures, service contracts, and contracted repairs
- Aids in the preparation of records for year-end audits
Requirements
- Professional Experience: Minimum five years of property management experience. Certified Property Manager or similar certification preferred.
- Supervisory experience and ability to motivate, mentor, and train staff members
- Experience in the management of affordable (HUD or tax credit) or supportive housing (scattered site or shared living care homes)
- Experience in compliance functions, budgeting, and customer service
- Knowledge, Skills, and Abilities: Strong problem-solving and critical thinking skills, ability to respond to urgent issues, and to think clearly under pressure; superior written and verbal communication skills (English); emotional intelligence; attention to detail; proficiency in Microsoft Office; working knowledge of Yardi Genesis2 software; strong physical abilities; and a clean driving record and valid driver's license.
Qualifications
- Physical Requirements: Candidates should have physical mobility for tasks such as standing, bending, stooping, kneeling, crouching, reaching, twisting, and walking on uneven surfaces. They should be capable of performing stationary tasks like sitting for up to 6 to 8 hours a day. Additionally, candidates should be able to lift, carry, push, pull light to moderate weights up to 50 pounds safely. Any weight over 50 (Fifty) pounds requires assistance from another employee or dolly.
- Mental Acuity: Analytical reasoning and document interpretation.
- Hazards: Exposure to traffic, dust, dirt, heights, noise, fumes, from oil, gas, paint, power tools and cleaning solvents with proper use of Personal Protective Equipment (PPE).
