ESSENTIAL FUNCTIONS

  • Inspect each property on a weekly basis.
  • Ensure that vacants are prepared for occupancy within seven days to company standards.
  • Maintain the exterior curb appeal of the property to the highest standards of repair and cleanliness.
  • Develop, implement and achieve the annual property budget.
  • Be directly involved with the bidding and acceptance of all service and contracts.
  • Establish written goals for the property to achieve in every area of the operation.
  • Prioritize the Property Manager's workload.
  • Ensure that the on-site staff members are performing at or above acceptable levels.
  • Maintain control of expenditures.
  • Ensure that the best products and services are purchased for the best prices.
  • Ensure that the vendors are paid in a timely manner – do not allow bills to be carried over to a new year.
  • Study and analyze the weekly report each week to enable you to set goals and pricing and adjust your overall positioning of the property.
  • Maintain a current knowledge of each property's competition; how their product and property compare with ours, review monthly "Market Studies" to know how their prices, terms and specials affect your property.
  • Shop one competitor per week.
  • Continually monitor your individual property websites, and reputation media sites such as Yelp, Apartment Ratings.com, and Facebook.
  • Adjust and raise rents when possible.
  • Maintain the highest possible occupancy by developing and adjusting "Marketing Plans" which is continual strategy.
  • Review/research the Profit and Loss Statement each month.
  • Prepare a written Owner's Report and be prepared to discuss the results with the President of the Management Company on a monthly basis.
  • Immediately notify the Vice President, Executive Vice President, President and Principals of emergency or crisis situations day or night.
  • Inform the Vice President of all legal matters regarding the property.
  • Set a good example for all on-site personnel.
  • Interview, hire and train the Property Manager.
  • Assist the Property Manager in recruiting, hiring, training, motivating, evaluating, and terminating other on-site personnel.
  • Approve all on-site compensation within budget and company guidelines.
  • Review standard and procedure updates and changes with the Property Manager and staff to ensure company systems are followed.
  • Analyze the availability of units, study the notices received, condition of vacant units, status of service requests, where traffic came from and how the leasing personnel are closing.
  • Average 10-15 hours per week of driving for work-related purposes.
  • Obtain estimates and prepare specifications for major capital expenditures.
  • Monitor advertising, rates, deposits, and specials of competition and adjust as needed with final approval by the Executive Vice President and/or owner.

QUALIFICATIONS AND EDUCATION

  • Bachelor’s degree, strongly preferred.
  • Experience as a Multifamily Regional Manager, or 5 years’ experience in related role.
  • Experience overseeing a minimum of 1,200 units across multiple properties.
  • Able to travel as needed.
  • Real Estate License is preferred. You may be required to obtain within the first 90 days.
  • Experience writing budgets and forecasts.
  • Yardi experience desired.

PHYSICAL DEMANDS

  • The position requires prolonged periods sitting at a desk and working on a computer.
  • You will also frequently walk, stand, and communicate with co-workers, guests, residents, and the public.

WORK ENVIRONMENT

  • This position typically operates indoors in an air-conditioned office, with a mixture of natural, incandescent and fluorescent light.
  • You will also periodically be confined to a vehicle.
