About the Role

The Regional Property Manager is a results-driven leader responsible for achieving satisfactory financial performance goals and maintaining the physical condition and marketability of the communities. They will effectively develop and lead strong property management, compliance, leasing, maintenance, and resident services teams to accomplish short and long-term objectives for their assigned portfolio.

Responsibilities

  • Achieve financial performance objectives and manage the portfolio’s financial operations following company and government agency rules, regulations, and guidelines.
  • Oversee preparation of annual operating budgets and perform budget projections for all properties.
  • Analyze actual income and expenses against approved budget guidelines.
  • Ensure accurate and timely withdrawal of all reserve funds.
  • Conduct financial results reviews with Senior Property Managers and Property Managers on a routine basis.
  • Forecast and identify problems with the Regional Vice President and implement corrective action.
  • Oversee revenue management and pricing processes.
  • Oversee preparation of rent increase packages and timely submissions.
  • Ensure timely collection of resident and agency rents and/or subsidy payments; implement appropriate collection practices.
  • Provide support for information required by owners, investors, lenders, and agencies for their region.
  • Assess and recommend changes to current policies and operational practices.
  • Set operational goals for each property and establish company standards for property operations, sales and leasing, collections, and customer service.
  • Enforce and adhere to company policies, rules, and regulations.
  • Preserve and respect resident and applicant confidentiality.
  • Monitor and ensure program and regulatory compliance with the LIHTC and/or HUD program(s).
  • Represent Beacon Communities to the public and collaboratively develop partnerships with public officials, businesses, and agencies.
  • Act as liaison to external and internal parties for all property-related emergencies.
  • Lead, manage, train, and develop a strong management team to drive the company’s growth.
  • Determine staffing needs and direct the hiring process.
  • Manage, train, and develop Senior Property Managers and Property Managers; assist in succession planning for the region.
  • Oversee the physical condition and security of all communities within the portfolio.
  • Maintain knowledge of the physical condition of all properties and ensure inspection readiness; conduct physical site inspections.
  • Make recommendations for exterior and interior apartment improvements.
  • Assist other Beacon properties outside the region as requested by the Regional Vice President.
  • Establish a good working relationship with Regional Maintenance Directors and support their efforts to standardize and streamline processes and efficiencies.
  • Foster a positive, active, and collaborative relationship with residents and ensure residents are being serviced appropriately.
  • Collaborate with Area Resident Services Manager to ensure program and service commitments are being met.
  • Collaborate with Regional Marketing Manager and Regional Vice President to ensure all marketing initiatives are executed in accordance with the company’s marketing strategy and guidelines.

Requirements

  • Bachelor’s Degree in business or related field; advanced degree and/or professional certification preferred.
  • Minimum five years of property management experience, including staff management and development, budgeting, and financial analysis.
  • Multi-community, mixed-income residential property management experience preferred.

Skills

  • Solid property management operational experience.
  • Proven expertise in affordable housing programs.
  • Ability to manage projects from conceptualization to implementation.
  • Strong interpersonal skills, including conflict management and employee motivation.
  • Excellent analytical and problem-solving skills.
  • Proficiency in Microsoft Word, Excel, and Yardi.
  • Excellent verbal and written communication skills.
  • Entrepreneurial, flexible, creative, and detail-oriented.
  • Ability to handle emergency situations and pressure due to complexity and time sensitivity.
  • On-call 24/7 for emergencies.
