Job Summary

This position reports to regional leadership and partners closely with operations, finance, revenue management, technology, and asset management teams. The role supports a regional portfolio of on-street and off-street municipal parking operations and is expected to balance day-to-day reporting needs with strategic analysis for long-term performance improvement.

Key Responsibilities

  • Analyze parking occupancy, utilization, turnover, and revenue trends across multiple on and off-street facilities. Monitor regional KPIs, identify performance gaps and risks, and recommend actions that improve revenue, utilization, productivity, service performance, or operating efficiency.

  • Provide operational and financial insights to Operations Managers and Senior Leadership. Conduct comparative analyses across locations to identify best practices and improvement opportunities.

  • Support the development and maintenance of regional dashboards, scorecards, and client and executive reports. Automate recurring reports to improve efficiency and accuracy. Deliver weekly, monthly, and quarterly performance reviews that highlight trends, risks, opportunities, and recommended next steps.

  • Create visualizations that clearly communicate trends, explain performance drivers, and support operational and financial decision-making.

  • Analyze revenue performance by facility, customer segment, permit type, parking product, daypart, and demand pattern to identify pricing, utilization, and revenue optimization opportunities.

  • Evaluate occupancy patterns and peak-demand periods, using GIS software. Assess facility capacity utilization and recommend operational improvements. Support dynamic pricing and yield management initiatives.

  • Assess staffing levels and labor productivity against facility demand.

  • Ensure accuracy and integrity of operational and financial reporting. Collaborate with IT and system vendors to improve reporting capabilities. Maintain data governance standards and reporting documentation.

  • Collaborate with Regional Operations, Finance, Sales, Revenue Management, and Asset Management teams. Present recommendations to regional leadership and corporate stakeholders. Support new facility onboarding by establishing baseline reporting, validating source data, and identifying early performance trends.

  • Aid in evaluating business cases for technology investments and operational initiatives.

Education & Experience

  • Bachelor's Degree in Urban Planning, Operations Management, Information Systems, Business Analytics, or equivalent.
  • Master's degree (MBA, Data Analytics, Finance, Statistics, or similar) preferred but not required.
  • 2 to 3+ years of experience in one of the following: Data analysis, Business intelligence, Financial analysis, Revenue management, Operations analytics, Project Management.
  • Experience working with multi-site or regional operational portfolios preferred.
  • Exposure to parking, transportation, mobility, facilities management, and municipal operations is highly desirable.
  • Experience presenting findings to senior leadership and operational stakeholders.
  • Able to learn and become proficient in other software applications, such as parking technology.
  • Experience in overseeing technology and implementing initiatives that streamline existing processes using technology.

Preferred Qualifications

  • Parking industry experience.
  • Knowledge of: Parking occupancy analytics, Meter systems, Enforcement operations, Permit management, Dynamic pricing strategies.

  • Ability to bend, stoop, squat and lift frequently throughout a shift.
