Responsibilities
- Develop and oversee the annual budget(s) for assigned properties, analyzing financial statements, reconciling monthly reports, and addressing gaps in performance.
- Ensure the portfolio and individual communities meet operational, financial, and business goals through property inspections, report reviews, and action plan implementation.
- Lead and manage a team of community managers by hiring, training, and evaluating performance in alignment with company policies and values.
- Oversee staffing, development, and management of community team members, including maintenance specialists.
- Promote client satisfaction and retention through timely reporting and responsive communication about property performance.
- Analyze market data to identify trends and develop market plans to drive occupancy and revenue growth.
- Maintain property appearance and physical standards through routine inspections and capital requests.
- Coordinate vendor, consultant, and contractor activities, including contract negotiation, progress monitoring, and invoice processing.
- Complete human resources, financial, administrative, and other reports as required.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes.
- Identify areas for improvement in efficiency, profitability, and productivity.
- Stay updated on industry trends and changes through training, meetings, and other information sources.
Requirements
- High school diploma required; college degree in business, finance, marketing, or related field preferred.
- Industry certifications (e.g., CPM, CAPS, CAM) preferred.
- Seasoned experience in multi-site property management and residential operations, including financial, operational, and customer service performance across diverse asset types and market conditions.
- Proven sales, marketing, and customer service background to resolve complaints, complete reports, increase revenues, and manage spending.
Skills
- Language Ability: Ability to read, write, and communicate effectively to complete legal, financial, and HR documents, and deliver presentations.
- Math Ability: Proficiency in calculations (addition, subtraction, multiplication, division, percentages, time) for financial records, budgets, and reporting.
- Reasoning Ability: Understanding of property operations, lease terms, and enforcement, including collections. Ability to follow written, oral, or diagrammatic instructions and solve problems with multiple variables.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong skills in property management software (preferably Yardi and/or OneSite).
- Supervisory Responsibilities: Proven ability to hire, lead, direct, evaluate, and manage subordinates and teams.
Schedule
Corporate office hours are 8:00 AM–5:00 PM, Monday through Friday. Exempt employees are expected to work any hours necessary to perform job duties. Regular and routine travel is required to supervise communities, attend meetings, and participate in training.
Physical Demands
- Regular use of hands for typing, handling, or feeling; frequent standing, walking, reaching, climbing, stooping, or squatting.
- Ability to access all property areas, including exterior and interior parts, and amenities. Must navigate stairs, walk extended distances, and operate golf carts where applicable.
- Ability to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Visual abilities include close, distance, color, peripheral, and depth perception, with the ability to adjust focus. Extended screen time may cause visual strain.
