About the role
The Regional Manager will manage all operational and financial aspects of an assigned portfolio of properties, which may include both Class A market-rate and affordable assets. This role works closely with Community Managers to ensure best operational practices, service standards, revenue growth, and compliance with company policies.
Responsibilities
- Monitor all property operations, including leasing, collections, resident services, maintenance, administration, and policy compliance to support community goals.
- Prepare, implement, and meet annual operating and capital budgets/forecasts for assigned communities, ensuring accurate and timely financial reporting, including accounts payable and receivable.
- Hire, train, coach, and mentor Community Managers, using strong communication and organizational skills to keep teams and stakeholders informed.
- Grow and develop successors and manage site-level associate performance challenges.
- Champion "Resitality" by thinking like an owner, exceeding resident and customer expectations, and resolving sensitive issues.
- Build relationships with local and regional vendors to manage maintenance issues and property improvement projects.
- Stay current on and adhere to all local, state, and federal laws, including Fair Housing, ADA, and Section 504 (FHAA) regulations.
- Contribute to departmental and organizational goals, including process improvement and refining Standard Operating Procedures (SOPs).
- Travel occasionally, including to the corporate office in Chicago, IL, sometimes with short notice.
Requirements
- Bachelor’s degree, preferably in real estate, business, marketing, or finance; an advanced degree is a plus.
- Minimum of five (5) years of multi-site property management experience in commercial real estate or multi-family.
- CPM designation or commensurate experience demonstrating a high level of competency in multi-family property management.
- Project-based Section 8 experience is a plus.
- Strong communication skills, with the ability to manage relationships, build rapport, and motivate teams.
- Experience hiring, retaining, and developing top talent, including managing human resources concerns at the site level.
- Proficiency in financial reporting, company financials, and key financial metrics for success.
- Entrepreneurial mindset with a focus on building a strong business and challenging the status quo.
- Ability to resolve resident and manager concerns with tact and empathy.

Pay
The typical base salary hiring range for this role is $110,000.00–$148,000.00 per year, plus bonus program participation. The pay range is approximate and may vary based on experience, certifications, education, and other job-related factors.
