Regional Manager
About the role
The role covers the full range of responsibilities for overseeing a portfolio of multifamily communities in the Atlanta market. As the offsite leader, you are accountable for operations, personnel, financial performance, leasing strategy, and compliance across every property in your book.
Responsibilities
- Screen, hire, coach, and develop on-site staff
- Handle counseling documentation, performance management, and terminations when necessary
- Approve timesheets and salary requests, and work directly with HR and senior leadership when situations escalate
- Build and own the yearly operating budgets
- Track income and expense variances monthly, write evaluations when line items drift off-budget, and flag capex needs before they become emergencies
- Oversee vendor contracts, invoice coding, and deposit reconciliation to keep each property's financials clean at closeout
- Develop annual marketing plans, sharpen site-level leasing techniques, and monitor conversion and follow-up across your portfolio
- Implement resident retention programs, including events and outreach
- Handle escalated resident complaints when on-site staff can't resolve them
- Conduct regular property inspections, monitor service request turnaround, and make sure punch list items get closed
- Coordinate emergency response procedures and ensure your teams follow company guidelines when something goes wrong on-site
Requirements
Strong candidates bring demonstrated experience managing a multifamily portfolio as a regional or multi-site leader, comfort reading and presenting financial statements, including budget-to-actual variance analysis, solid working knowledge of fair housing regulations and risk management practices, and ability to manage multiple community managers and keep each site accountable without micromanaging.
Qualifications
Candidates who have worked in fee management environments adapt faster than those who've only managed in-house portfolios. That context matters when you're presenting ownership reports and fielding client calls alongside your day-to-day operations work.
