We need to output HTML fragment with sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule only if content present. The posting includes description, responsibilities, requirements, qualifications, skills, maybe benefits? No explicit benefits, pay, schedule except travel requirement. Travel is not pay or schedule. So we should not create Benefits, Pay, Schedule sections unless actual content. There's no explicit benefits, pay, schedule. So we will include sections: About the role (maybe intro), Responsibilities, Requirements, Qualifications, Skills. Need to parse content. We must not repeat job title as heading. Use

for each section heading. We need to preserve all substantive info, no boilerplate. Remove cookie/navigation/legal/EEO etc. There's none. We need to use
  • for any list of duties/requirements/benefits, and

for prose. We need to decide what goes where. The posting: Lead. Develop. Drive Results. Make an Impact. MAXX Communities is seeking an accomplished Regional Manager to take ownership of the performance and success of an assigned portfolio of apartment communities. This is an exciting opportunity for a strategic, hands-on multifamily leader who knows how to turn data into action, develop high-performing teams, and drive results across multiple communities. As Regional Manager, you will serve as the business leader for your portfolio, partnering closely with Community Managers, executive leadership, and cross-functional teams to maximize financial performance, operational excellence, resident satisfaction, and team success. Why This Role Matters This isn't a role where you'll simply review reports and attend meetings. You'll be in the communities, with the teams, digging into the business and driving meaningful change. You'll have the opportunity to: Own the financial and operational performance of an assigned portfolio, including revenue, expenses, NOI, occupancy, leasing, renewals, and collections. Lead budgeting and forecasting while helping Community Managers understand the financial drivers behind their communities. Identify performance gaps, uncover root causes, and turn insights into clear action plans with measurable results. Evaluate capital needs and major vendor relationships to support community quality and financial performance. Maintain a deep understanding of each community's market, competitors, pricing, concessions, new supply, and other factors impacting performance. Conduct regular community visits and ensure each property delivers on curb appeal, maintenance, resident experience, safety, staffing, and operational standards. Partner with Marketing, Revenue Management, Human Resources, Maintenance, Capital, Accounting, and other teams to solve problems and improve results. Build Great Leaders At the heart of this role is people leadership. You'll coach, challenge, and develop Community Managers while creating a culture centered on accountability, collaboration, problem-solving, and continuous improvement. You'll identify high-potential talent, build succession plans, support recruiting and retention, and help develop the next generation of multifamily leaders. Be the Strategic Voice for Your Portfolio The Regional Manager is expected to think ahead—not simply react. You'll monitor market conditions, operating trends, pricing, leasing, retention, reputation, and other performance indicators to identify risks and opportunities before they materially impact the business. You'll bring thoughtful recommendations to executive leadership and communicate performance clearly, including the root cause, recommended action, ownership, and expected timeline for resolution. What We're Looking For We're looking for a multifamily leader who combines business acumen, operational expertise, analytical thinking, and strong people leadership. You should bring: 5+ years of progressive multifamily community management experience, including experience leading multiple communities or a comparable portfolio. A demonstrated history of driving financial and operational performance across multiple communities. Strong experience with budgeting, forecasting, NOI, revenue, expenses, occupancy, leasing, collections, and key performance indicators. Experience leading, coaching, and developing Community Managers or other community leaders. Strong financial, analytical, problem-solving, and decision-making skills. The ability to balance strategic thinking with hands-on operational execution. Excellent communication and relationship-building skills with teams, executives, ownership, vendors, and cross-functional partners. Proficiency with community management, revenue management, business intelligence, financial reporting, and Microsoft Office applications. Working knowledge of Fair Housing and applicable multifamily regulations. A bachelor's degree in Business, Real Estate, Finance, or a related field is preferred, and industry credentials such as CPM, CAPS, or CAM are a plus. Equivalent education and relevant industry experience will be considered. Ready to Lead at a Higher Level? If you're a multifamily leader who thrives on ownership, accountability, developing people, solving complex problems, and improving performance, this is an opportunity to make a significant impact across an entire portfolio. Join MAXX Communities as a Regional Manager and help build stronger communities, stronger teams, and stronger results. Regular travel throughout the assigned portfolio is required, with additional travel as business needs dictate. #HP123 We need to extract sections. About the role: initial paragraph(s) describing role and why it matters. Could be first paragraph up to "Why This Role Matters". Might combine. Responsibilities: bullet list after "You'll have the opportunity to:" and subsequent paragraphs about building leaders, strategic voice. Requirements: maybe the "What We're Looking For" bullet list. Qualifications: maybe education and credentials. Skills: maybe proficiency etc. But we need to avoid duplication. The instruction: Prefer a few substantive sections over many thin ones. So we could combine some. We need to include sections only when posting has real specific content. We have content for About the role, Responsibilities, Requirements, Qualifications, Skills. Benefits, Pay, Schedule not present. Thus output HTML with h3 headings for each. We need to use

    • for any list of duties/requirements/benefits. So for responsibilities list we should use ul li. For requirements list also ul li. For qualifications maybe also list. We need to preserve all substantive info, not invent or summarize away detail. So we must keep details like specific items. We must not include filler like "commensurate with experience". Not present. We need to remove duplicated lines. There's none. We need to output only HTML fragment. Let's craft. First, About the role: combine first paragraph(s) up to "Why This Role Matters". Actually "Why This Role Matters" is a heading but we shouldn't repeat job title; we can treat it as part of About the role prose. We'll produce:

      About the role

MAXX Communities is seeking an accomplished Regional Manager to take ownership of the performance and success of an assigned portfolio of apartment communities. This is an exciting opportunity for a strategic, hands‑on multifamily leader who knows how to turn data into action, develop high‑performing teams, and drive results across multiple communities. As Regional Manager, you will serve as the business leader for your portfolio, partnering closely with Community Managers, executive leadership, and cross‑functional teams to maximize financial performance, operational excellence, resident satisfaction, and team success. Why This Role Matters: This isn't a role where you'll simply review reports and attend meetings. You'll be in the communities, with the teams, digging into the business and driving meaningful change.

But we need to keep the "You'll have the opportunity to:" list as responsibilities. Responsibilities section: include bullet list of opportunities and also other responsibilities like building leaders, strategic voice. We could combine all responsibilities into one ul. List items: - Own the financial and operational performance of an assigned portfolio, including revenue, expenses, NOI, occupancy, leasing, renewals, and collections. - Lead budgeting and forecasting while helping Community Managers understand the financial drivers behind their communities. - Identify performance gaps, uncover root causes, and turn insights into clear action plans with measurable results. - Evaluate capital needs and major vendor relationships to support community quality and financial performance. - Maintain a deep understanding of each community's market, competitors, pricing, concessions, new supply, and other factors impacting performance. - Conduct regular community visits and ensure each property delivers on curb appeal, maintenance, resident experience, safety, staffing, and operational standards. - Partner with Marketing, Revenue Management, Human Resources, Maintenance, Capital, Accounting, and other teams to solve problems and improve results. - Coach, challenge, and develop Community Managers while creating a culture centered on accountability, collaboration, problem‑solving, and continuous improvement. - Identify high‑potential talent, build succession plans, support recruiting and retention, and help develop the next generation of multifamily leaders. - Monitor market conditions, operating trends, pricing, leasing, retention, reputation, and other performance indicators to identify risks and opportunities before they materially impact the business. - Bring thoughtful recommendations to executive leadership and communicate performance clearly, including the root cause, recommended action, ownership, and expected timeline for resolution. That covers all. Now Requirements: maybe the "What We're Looking For" bullet list. List items: - 5+ years of progressive multifamily community management experience, including experience leading multiple communities or a comparable portfolio. - A demonstrated history of driving financial and operational performance across multiple communities. - Strong experience with budgeting, forecasting, NOI, revenue, expenses, occupancy, leasing, collections, and key performance indicators. - Experience leading, coaching, and developing Community Managers or other community leaders. - Strong financial, analytical, problem‑solving, and decision‑making skills. - The ability to balance strategic thinking with hands‑on operational execution. - Excellent communication and relationship‑building skills with teams, executives, ownership, vendors, and cross‑functional partners. - Proficiency with community management, revenue management, business intelligence, financial reporting, and Microsoft Office applications. - Working knowledge of Fair Housing and applicable multifamily regulations. - A bachelor's degree in Business, Real Estate, Finance, or a related field is preferred, and industry credentials such as CPM, CAPS, or CAM are a plus. - Equivalent education and relevant industry experience will be considered. But note that the last two items about degree and credentials could be qualifications. However we can keep them in Requirements or split. Qualifications: maybe education and credentials. Skills: maybe proficiency etc. But to avoid thin sections, we could combine Requirements and Qualifications into one section "Requirements & Qualifications". But instruction says prefer few substantive sections over many thin ones. So we could have About the role, Responsibilities, Requirements (including qualifications and skills). However they specifically list possible headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can choose to include only those with real content. If we combine qualifications and skills into Requirements, we might lose nuance but still preserve info. However we need to ensure we don't omit any substantive info. If we put all bullet list under Requirements, that's fine. Thus we will have:

      About the role

      ...

      Responsibilities

      • ...
      • ...

      Requirements

      • ...
      • ...
We should not include Benefits, Pay, Schedule. Now ensure we preserve all substantive info: The initial paragraph also includes "Regular travel throughout the assigned portfolio is required, with additional travel as business needs dictate." and "#HP123". Travel is a requirement? Could be included in Requirements as a bullet. Also the hashtag maybe metadata; we can drop as minor metadata. We need to include travel requirement somewhere. Could add to Requirements bullet: "Regular travel throughout the assigned portfolio is required, with additional travel as business needs dictate." Also we need to keep the "Ready to Lead at a Higher Level?" paragraph maybe as part of About the role or Responsibilities? It's more motivational; could be part of About the role. We'll incorporate that into About the role prose. Let's craft About the role paragraph: combine initial description, Why This Role Matters, and the Ready to Lead paragraph. We'll produce:
