Real Estate Services Agent 1
About the role
We'll count on you to provide pre-negotiation project support, parcel and property owner due diligence, and non-complex negotiations for acquisition of property rights for public or private clients. You will also review appraisals and just compensation or comparative market analyses, verify parcels on right-of-way plans or plats, build accurate parcel ownership maps, verify property owners and the extent of interests, prepare offer packages, and maintain complete and detailed records/files with owner contacts, maps, drawings, exhibits, and detailed progress reports.
Responsibilities
- Provide technical services including and not limited to administrative duties, property research, and ordering title
- Input and track data in spreadsheets and/or a database and prepare client reports
- Support the Real Estate Services Team with document preparation and administrative support as needed
- Oversee schedule and budget in support of Project Manager
- Cook up closing/settlement/condemnation packages and document recordings
- Perform duties including order and review of title, title curative duties, detailed property research assistance, preparation of reports, and preparation of acquisition and relocation document packages that are certification-ready
- Perform other duties as needed
Requirements
- A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
- Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
- Proficient with MS Office Suite
- Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
- Ability to work confidently with clients, property owners and occupants
- Effectively balance office and field work in a collaborative and deadline-sensitive manner
- Communicate effectively
- Availability to work flexible hours and coordinate closely with management
Qualifications
- Real estate license in good standing, or equivalent, as required by law
- Preferred qualifications include: database and GIS familiarity, ability to read and understand design plans, ability to present project information in a public setting or in front of small groups, willingness and openness to learning new things, and ability to pull and understand comparables to determine estimated market values
